3 LOTION River istrict is located in a historically underserviced retail area of Southeast Vancouver. While regional power centres exist in close proximity to the site, there is a gap in the market for community-oriented retail and leisure nodes to serve the growing population within the South Vancouver and urnaby region. Lack of services in the local trade area and distance from regional competitors makes River istrict an opportune destination with a primary trade area of approximately 7,72 residents and a daytime population of,77 people. In addition to being a retail and leisure destination for surrounding areas, River istrict will also have the competitive advantage of having approximately 8,000 residents upon complete build-out. The River istrict will provide a rich mixture of housing types that reflect diverse needs and lifestyles, which will ensure a consistent demand for a wide variety of retail.
