2018 annual report
190 th anniversary Textile manufacturer John Greene and surgeon Sylvester Knight were granted a charter to open The Bank of Centreville in the June 1828 session of the General Assembly of the State of Rhode Island. The daybooks shown here are from the Bank s first days of business in December While many things have changed over 190 years, one thing that has remained the same is Centreville Bank s commitment to the people of Rhode Island. The strength of the institution is reflected in its longevity and speaks to the hard work and perseverance of the those who helped, and those who continue to help, make Centreville Bank the outstanding organization that it is today. 1
executive message The 190th year of Centreville Bank was a significant one. Aside from marking a major milestone in the lifetime of the organization, the past year helped to further define the Bank s long-term goals and ambitions, preparing us to move forward into 2019 with conviction and resolve. From both an operational and financial standpoint, the events and accomplishments of 2018 set the stage for continued growth in the years ahead. Our executive succession plan and the hiring of several key senior-level individuals are part of a strategic leadership transition designed to maintain the Bank s recent momentum without interruption; extensive renovations of our East Greenwich and West Warwick locations have created modern and welcoming environments that reflect the Centreville Bank of today, while retaining the personal feel and sense of community that we know our customers appreciate; and we introduced Interactive Teller Machines (ITMs), state-of-the-art technology that allow customers to remotely interact with a Bank representative via video screen and provide us the with capability to expand our hours of service in an efficient and convenient manner. One thing that did not change in 2018 was our commitment to supporting our local communities. While Centreville Bank contributes in the form of sponsorships and grants through our charitable foundation, it s the volunteerism of our employees that truly stands out. Their dedication of time, talent and treasure represents what being part of a community bank is all about, and could not be more proud of the work they ve done in the past year on behalf of the Bank. In 2019, we will continue to focus on strategic growth through relationship building, refinement of our products and services, the introduction of new technologies and expanding our reach into new market areas. Thanks to the support of our employees, our board of trustees, corporators and most of all, our customers, Centreville Bank is poised for another prosperous year and we look forward to building upon the success of the past while forging a new path into the future. As expected, Centreville Bank remains in sound financial condition. The year 2018 resulted in loan growth of 16.5%, with a significant 57% increase in commercial loans being the primary driver. On the deposit side, the Bank experienced an increase of 6.5% and an increase in overall assets of 3%, further contributing to our overall stability. Based on the strength of these results, we feel confident that our deliberate approach to steadily growing the Bank will allow us to remain profitable throughout and beyond the current financial climate. Thomas J. Lamb, Jr. Chief Executive Officer and Chairman of the Board Harold M. Horvat President and Chief Operating Officer 2

east greenwich The East Greenwich branch renovation project transformed what was a traditional banking space into a modern, state-of-the-art facility that is designed around the needs of the customer. All aspects of the branch experience were reconsidered as part of the design which resulted in a more open, inviting and personable environment for both customers and employees. The introduction of a pod-based transaction area supports the universal banker model that our branch staff has adopted and allows employees the freedom to provide assistance in the lobby, an office, or both, depending on the needs of the customer. New Interactive Teller Machines (ITMs), an expanded community room, and an additional entrance from the parking lot also contribute to a more convenient branch experience. 4
cfo s message The past year was one of tremendous growth for Centreville Bank. We continue to perform strongly in key areas with assets totaling $1.2 billion and reported a return on average assets of 0.61%. The Bank also ended 2018 with a capital-to-assets ratio of over 22%, which remains one of the highest in the nation and is a testament to the extraordinary financial stability of this organization. A 3% increase in assets was driven by exceptional loan growth of $96.2 million, net of principal payments. The growth was funded by the Bank s strong liquid cash position, which we maintained and supported with another $54.9 million in deposit growth and included no third-party funding. Our increase in lending activity was driven primarily by the commercial area with originations totaling $137 million. We also maintain a healthy residential portfolio, which represents over 60% of the Bank s loans, and saw $77 million in residential loans originated over the year. The Bank s return on assets for 2018 was 0.61%. This represents a reduction from 1.09%, though as noted last year, this number was a direct result of an adjustment to our income tax expense which had provided additional income for increases to the loan portfolio combined with improving investment returns offset by an increasing cost of funds. As a mutual institution, our strong commitment to community-building was further reinforced by an additional $10 million of funding for the Centreville Bank Charitable Foundation to help support local communitybased organizations that are tackling the state s most significant challenges and helping to meet the needs of Rhode Island s under-served population. While the banking landscape provided many challenges in 2018, including margin compression and pricing pressure at both the funding and lending levels, Centreville Bank s growth and profitability managed to outpace our expectations and we remain optimistic that our strong financial position and customer focus will continue to serve as a rock-solid foundation for future success. Jillian J. DeShiro, CPA Executive Vice President, Chief Financial, Risk and Administrative Officer Before income taxes, the Bank saw an increase in income of 99.2%, or $4.1 million, as a result of a $2.8 million increase in the Bank s net interest income combined with additional non-interest income realized throughout the year. There was also an increase in the Bank s net interest margin, a result of successful 5

west warwick The renovation of our West Warwick location was a major milestone for the Bank in The building is not only our main office, but also an iconic part of downtown West Warwick. While the general layout of the branch lobby remained the same, updates were made to improve the customer experience while also enhancing the architectural detail found throughout, much of which had been diminished over time. A pod-based transaction area anchors the lobby which is flooded with natural light from the reopened skylight and exterior windows. The branch features improved work spaces, additional meeting rooms and modern touches to ensure that we are able to serve our customers in the professional, convenient and comfortable manner they have come to expect from Centreville Bank. 8
charitable foundation The Centreville Bank Charitable Foundation strives to support local community-based organizations tackling the state s most significant challenges and help meet the needs of Rhode Island s under-served population. Together, with community partners, our hope is to foster and implement innovative and transforming approaches to advance positive community impact. Grants are considered on a quarterly basis focusing on the following priority areas: education In order to eliminate the academic achievement gap that exists in low-income communities, it is imperative that school children and young adults be provided the educational opportunities needed to secure a prosperous economic future. A strong foundation centered on school success that leads to high school and college graduation will serve as a critical factor for Rhode Islanders and for our state as a whole. economic security At Centreville Bank we believe that everyone in our state should have access to opportunities that will create pathways to employment, career advancement and help reach economic stability. We invest in programs that work to remove barriers and support underserved individuals and families. capacity building We recognize that community-based organizations are under pressure to provide quality services while performing in a competitive funding landscape. To further support the effectiveness of program and service delivery we invest in leadership development, program evaluation, strategic and succession planning as well as many other organizational improvements. 9
