( ) i) Screening and buffering, fences and walls, including location, type, height, width and the location, type, size, method of irrigation and maintenance and description of all associated landscaping. () ( ) j) Plans for signs, if any, including the location, type, height, area, and proposed lighting. ( ) 4) Additional Required Improvements a) Location, design details, and engineering calculations for potable water, re -use, sewage disposal, fire protection, and storm water. () ( ) b) Indicate all concurrency management calculations () ( ) c) Copy of S. W. F. W. M. D., and any other applicable agency, Permit Application or Approved Permit and related data submitted to their agency. ( Note: Permit must be approved prior to final site plan sign -off by Development Review Committee.) d) The location of fire hydrants and exterior fire suppression systems supplied by potable and non -potable water sources. () ( ) k) Grading plan. 5) Supplemental Information a) Specific location of all perennial streams on or adjacent to the project site. b) All calculations and descriptions, prepared by a Florida Registered Professional Engineer, needed to show evidence of compliance with Stormwater Management, including the percentage of all impervious surface located on the lot. ( ) c) If the proposal is located in a flood way, all calculations and descriptions prepared by a certified Florida Registered Professional Engineer, needed to demonstrate compliance with Section No. 14, " Floodplain Management". d) Type and location of any erosion and sedimentation controls. e) The location, description, and terms of any proposed easements, reservations, or dedications together with any necessary legal instruments. f) Description of the proposed sewage disposal method. If the disposal is other than the City of Palmetto Public Works Department central collection system, evidence must be shown that the proposed method can meet the requirements of the said City of Palmetto Code. A preliminary engineering report on the proposed central sewage facility may be required by the Department of Public Works. () ( ) g) All water supply methods shall be in compliance with said City of Palmetto Code, Section J., which also includes all requirements for reclaimed water. h) Description of the means of maintaining privately controlled recreation and open space, or common improvements. () ( ) i) Proposed development construction schedule indicating the approximate starting and completion dates for the entire project and any phases thereof, together with the appropriate identification and description of such phases. j) Copy of F. D..T. permit if access to State Right of Way. Revised

() ( ) 1) If proposal is located in a floodway, all calculations and descriptions prepared by a certified Florida Registered Professional Engineer, needed to demonstrate compliance with Floodplain Management Regulations. () ( ) ATTACHMENT # 1 WETLANDS REVIEW PRCEDURES AND SUBMITTAL REQUIREMENTS Wetlands Impact Review will be conducted by the CITY with reference to the Existing Land Use maps of the Comprehensive Plan the most recent aerial photography available, the Manatee County Soil Survey, U. S. G. S. topographic mapping, site visits, and any other relevant data that facilitates the accurate assessment of the wetland( s) significance and potential impacts. Concurrent with the review of a General Development or Site Plan the Planning, Permitting and Inspections department shall consider the impacts of the proposed use on wetland functions, the ability of the parcel to support the proposed use without disrupting wetland functions, and the ability of the applicant to meet the performance standards adopted to implement this Section. This review will be conducted using the general information required at this state. WETLAND IMPACT REVIEW, shall include, the following: 1) Wetlands delineation, 2) General characterization of the wetlands on site; such characterization shall include classification of the wetland type in accordance with The Florida Land Use. Cover and Forms Classification System ( FDT Procedure No a) identification of the dominant vegetative species, description of zonation, estimated area, type and degree of historic disturbance, observed water level and/ or historic water level indicators, and wildlife or evidence of wildlife utilizing the wetland; 3) A statement of project design alternative considered to eliminate or reduce impacts to tile subject wetland( s); 4) Identification of the upland habitats onsite and within 500 feet of the site, with reference to The Florida Land Use. Cover and Forms Classification System ( Procedure No a) 5) Existing and proposed onsite conservation areas and adjacent offsite conservation areas, if any; 6) An inventory of all Protected Species observed utilizing or expected to utilize the wetland habitat proposed for alteration. Such inventory may be developed utilizing procedures acceptable to the Director. Revised
9 7) Detailed description of any proposed activity within the wetlands and buffer or setback areas. 8) A statement of project design alternatives considered to eliminate or reduce impacts to the subject wetland( s). REDUCTIN IN PAPERWRK Where Federal, State or Regional permits or permit applications submitted for the proposed project provide the same information as required for reviews conducted pursuant to this Section, copies of these permits and/ or applications may be submitted in satisfaction of duplicative information requirements of this Section. Where the CITY accepts mitigation, the applicant shall prepare a mitigation plan that contains the following information: Text, 24" x 36" plans, and photographs sufficient to clearly depict the existing site conditions, particularly the wetlands on site and the portion( s) of these wetlands where disturbance and/ or loss will be unavoidable. Accurate areas of all wetlands to be disturbed shall be provided according to wetland type, if more than one type is involved, and the photographs shall be cross- referenced to the plans with respect to view. 6) Submitting Authority The submitted Final Site Plan is to bear the signature and seal of the Project Engineer, a Certified Florida Professional Engineer. SubmissionsforSDRreviewmustbesenttothePlanningDepartment. Whenthesiteisreadyforfinalinspection, thecityplannershallbenotifiedin writingbytheprojectengineerwhoshallsubmitanelectroniccopyoftheas-built drawings inacceptableformat (ie., pdf) oncdorthumbdrive, five (5) fullsize papercopies, andone (1) 11 x17 papercopy, certifiedbytheengineer, SurveyorandLandscaper. As-builtsmustbehigh-quality, reproducible, showthe actualinstallationofallimprovements andclearlyshowrevisionstotheoriginally approvedplaninorderforsdrtoverifyandreviewmodificationsanddeviations. AsignedletterbytheEngineerofRecord statingthatallworkiscompletedmust beincludedwiththesubmissionoftheas-builtdrawings. As-builtdrawingswill notbeacceptedifthereareunpaidbillsintheaccountingdepartment. TheCitywillperformaninspectionandgivetheapplicantalistofitems punchlist) tobecorrectedpriortotheissuanceofac.
