Provided we source the right information and use the right tools 100 Are manufacturer specific i.e. Warranty Duration provided we can access their content. Leaving around 100 to be Managed through the Design, Delivery and Operational process by LOR i.e. Order Placed Date. Needs suitable tools and processes to be achieved.

8 The Challenge Managing & Leveraging Unique ID 001 The same unique ID in a door could be entered once, and used multiple times Procurement Planning Commercial Design Management Owner/ Occupier Bid Delivery FM Is the door the right spec? Is the door the door the right price? Has the Door been ordered? When will it be delivered? Has the door been paid for? Is the room available? Has the door been installed? Has the door been approved? Does the door have an asset tag? The ID can be entered in to a model but by whom if the product is external? Need smarter tools and processes to effectively manage this information

9 The Challenge LOD & Transformation External Protocols & Documentation i.e. CIC, AEC, BG6, CPIx PAS/BS 1192 etc Internal Protocols Protocol Options Option 1 Give all the relevant elements in the model a Fire Rating Option 2 COBie principles; This Parameter must be populated i.e. FireRating But not prescriptive as to how Option 3 Enhance the COBie principles; This Parameter must be populated and be named Prescriptively i.e. FireRating = FD30s Mindful of the impact and context of relationships with supply chain partners

12 The Trial Classification Classification of Spaces Relatively Easy Classification sets not picking up relevant model elements. Syntax in SMC is underscores (correct) ArchiCAD uses hyphens Exported to excel, fixed and re-imported Repeated for Types and Systems

14 The Trial Classification Listing Spaces had to be mapped Category was re-mapped to embedded Uniclass2data, and column Name was reverted to Category

15 The Trial Classification Listing Spaces had to be mapped But Description column to link to an ArchiCADproperty set, no Classification References visible in the drop-down button (the zones in ArchiCADhave an IFC Property Set with this name). Also ArchiCAD property set IFC Attributes is not visible

17 The Trial Classification Classification of Systems and Types More Difficult Systems All items remained unclassified... Types Only 2 items are classified...so what was special about these two?

19 The Trial Classification Classification Duct Silencers Other ducts analysed don t have IFC Property called Classification Reference attached. Appears Solibri doesn't detected IFC data from the IFC Type Product level in ArchiCAD, only from the IFC Entity level.

20 The Trial Classification Fixing the problem Tomap Uniclass2data from ArchiCADfor IFC Entities classify each IFC Entities All foundation pads needed classifying, then all the components were classified (excluding all openings and all spaces).

24 Thoughts on COBie Strengths Its a start...its a standard like HTML or SMTP it s there to be used It could reduce some of the transformation that occurs Helps foster conversations on information, the right content at the right time Development Areas Some confusion between the product and the process Some think it will just drop out like a schedule Having to edit/reclassify the source model Won t ensure the outline specification, brief or KPI s are being met on its own Still work to do to integrate with FM systems and providers What is COBie? Drops are the easy bit its all about classification 3-5 need real thought & leadership Space Race for manufactures content who will win? COBie not de facto think about how to apply COBie; Who, What, When, Where, How & Why Data Maturity when is does it become reliable? i.e. Cost & Performance

25 Thoughts on AIM...and...Life in General BIM for FM -emerging field and yet to be completely proven Interoperability -Sharing nomenclature and geometry are the biggest barriers to full BIM Data standards critical -Software life = 12 months, life of asset = 100 years The Cost of BIM is more than just the creation need to include for; 1) As Built models not just As Designed/Intended 2) The translation of the construction BIM to something useful in FM 3) Maintaining that BIM over the lifecycle Classification is vital but things change post occupancy and during D & C Wrong or unsuitable data is worse than no data at all People are important Sophisticated tools/process won t mean that behaviours & culture follow Balance the juxtaposition between solving important problems and creating inertia Problems precede Solutions; not the other way around Some things off My Wish list... Need BIM Procurement > Consultants encouraging model sharing > Standard COBie IFC Psets > Vendors share geometry via IFC > Uniclass2 Resolution (No Trades!)
