Oak We only use structurally graded green oak from sustainable sources (FSC or PEFC) in all our buildings and try and source UK grown whenever possible. We use QP1 & QPA grade oak and handmade oak pegs throughout. The pegs are traditionally shaped with a taper and made in Wiltshire. All green oak frames shrink as they dry out. This process will take many years depending on the site conditions. The joinery methods we use compensate for this shrinkage and movement so joints remain structurally sound. The frame can develop surface cracks (shakes). This is completely normal and should be expected. Oak sizes are as follows: Sole plates 150mm x 75mm Wall plates 170mm x 150mm Tie beams 200mm x 150mm Posts 150mm x 150mm Braces ex 150mm x 70mm
Softwood We use quality materials throughout our builds so you know your building will be robust and built to last. Where softwood is used, such as for rafters and studwork,we use C24 or equivalent grade. We buy top quality, slow grown softwood, which has a denser grain and we use a clear preservative treatment rather than a green or brown stain that is a poor colour match with the main oak frame. Tip... When comparing oak building quotes check the sizes of the timbers that will be use. All our softwood is C24 grade and our softwood studwork is finished at 72mm x 95mm with a clear preservative treatment. Other quotes might only specify 47mm x 95mm section softwood of a lower grade with green or brown preservative.
Cladding Where cladding is required we supply rough sawn, feather edged larch cladding as standard. This has as profile of 6/23mm and is 200mm wide. We allow an overlap of 50mm i.e. 150mm face. Waney edged profile is 25mm thick and is approx 200mm wide (varies). Larch is the most naturally durable native softwood so can be left untreated to turn a silver grey colour when exposed to UV light. Options Feather Edge larch is supplied as standard but we can supply larch or oak in either waney or feather edged profiles. New New Weathered New Weathered New Feather Edged Oak Tip... Waney Edged Larch Waney Edge Oak Feather Edge Larch When comparing quotes check the cladding/weatherboard being offered. The boards may well be thinner and the grade of softwood poorer so will require annual maintenance. Larch should last 30 years* and oak 60 years*. *When not in water for long periods at a time.
Doors & Windows Where doors are requested, our standard garage doors will be softwood, framed, ledged and braced, finished in Barretine light brown stain, 45mm thick with black adjustable metal strap hinges, black bean handles and a long throw lock with shoot bolts top and bottom on second door. Windows will be softwood, supplied with double glazed clear glass units and black metal furniture as standard. They are supplied ready for paint or stain by others. For automatic doors, roller shutter and up and over types, it is possible to fit most styles on our frames but please let us know at the design stage.
Good to Know Fireproofing In certain circumstances, (footprint of building, proximity to boundary and building use) Building Regulations may require that the building be treated with a fire retardant coating to protect against surface spread of flame. Our buildings do not come with fire treatment so, where required, this must be treated by you/your decorator/specialist contractor once the building has been erected. Fixings Any mechanical fixings used in conjunction with the oak frame will be stainless steel or coated steel. Groundworks All independent posts on outbuildings are designed to be placed on hand made reconstituted stone staddle stones 225mm high and are supplied by us. All sole plates will be supplied with mechanical frame fixings to allow fixing to 225mm high x 215mm wide dwarf wall supplied by you. Plant Hire Staddle Stone Should the quotation include costing for plant hire we reserve the right to amend these costs once a plant hire representative has visited the site to determine access and suitability. Internal Fit Out Unless otherwise stated, no allowances have been made for any internal fitting out works. This includes internal partitions and doors, insulation, plaster boarding, plastering, skirting boards, flooring, decoration or any electrical or plumbing services.
