INTRODUCTION TO PROPERTY IMPROVEMENT COMMITTEE ( PIC ) APPLICATION FOR REDMOND RIDGE EAST HOMEOWNERS ASSSOCIATION Welcome to the Property Improvement Committee (PIC) Application process. The PIC must approve all changes or additions to the outside of your home, including landscaping*. All PIC Applications are reviewed by an independent professional hired by your homeowners association. Your community association management company, Palette Property Management, facilitates the submittal and response process and keeps a record of all applications and decisions made regarding property improvements within your community. *If you purchase a new builder home that has not been landscaped, you have six (6) months from the date of purchase to install the landscaping. You may install sod and/or bark without submitting a PIC Application. NECESSARY! Here is a non-inclusive list of some examples of projects which REQUIRE A PIC APPLICATION: FENCES DECKS PAVING/CONCRETE GAZEBOS/TRELLIS RETAINING WALLS TREES LANDSCAPING OF ANY KIND SHEDS HOT TUBS/SAUNAS/POOLS WATER FEATURES AIR CONDITIONERS AWNINGS SCREEN/STORM DOORS RETRACTABLE SCREENS SENSOR LIGHTING EXTERIOR HOUSE REMODEL NOT NECESSARY! The following items may be placed upon the front porch or backyard area WITHOUT A PIC APPLICATION SUBMITTAL provided the following guidelines are observed and the items match the exterior of the building both in color scheme and architectural theme and do not interfere with the landscape maintenance: PATIO FURNITURE: May not deteriorate into a state of disrepair or it must be removed within fourteen (14) days of notification from management, PORTABLE BARBECUES: Backyard Only! Must be stored in an enclosed fenced yard or stored in the garage after use. ANNUALS & FLOWER POTS/BOXES: Dead or diseased plants and/or flowers must be removed and replaced within fourteen (14) days of notification from management. MORE ON BACKYARDS: If your backyard is not enclosed with a fence or approved plant material you may not store anything in your backyard. WELCOME MATS: Must be removed if the edges become frayed or unsightly. DOOR DECORATIONS SEASONAL FLAGS: One (1) flag per household may be displayed - not to exceed 2 X 3. The flag may not fall into the state of disrepair and may not be offensive in nature as determined by the PIC. 1 SATELITTE DISHES HAVE THEIR OWN POLICY AND FORM contact your property manager or visit your community website at www.redmondridgeeast.org. SUBMIT YOUR PIC APPLICATION: 1 The flagpole mount may only be installed upon a wooden surface and may not in any way puncture the residential structure. 1

EVERY APPLICATION MUST INCLUDE (CHECK OFF): This form completely filled out and signed. Site Plan: Marked up by the homeowner showing the location of the project, all dimensions, including distances from property lines, easements and existing structures. A copy of your site plan was provided to you at closing or you can request one from the sales agent or builder. A check for $50, payable to Redmond Ridge East HOA. 2
LANDSCAPE IMPROVEMENTS MUST INCLUDE: This part must be completed by all applicants for Improvements involving all landscaping in any yard (i.e., plant material, hardscape, spa or pool, fences and walls). Landscape Plan (may be included as part of Site / Plot Plan) EXTERIOR IMPROVEMENTS MUST INCLUDE: This part must be completed for exterior alterations including room additions, patio covers, trellises and sunshades, gazebos, balcony, window and door treatment, and exterior color or material changes. Exterior Elevations Floor Plans (in the case of detached structures, such as gazebos, floor plans may be included in the Site / Plot Plan) BUILDING PLANS/ADDITIONS MUST INCLUDE: This part must be completed for space Improvements, such as room additions, large decks, and room conversions affecting the exterior appearance of the homes. Exterior Elevations Floor Plans (may be included on Plot Plan) Roof Plan Building Section(s) (if necessary) Include plans, photos, colors, materials, measurements, etc. Some additional specifics (attach another sheet if necessary): Fencing: Indicated that you will be using the community wide standard design and stain color. Patio Cover: Include location, design, dimensions, material and color. Front/Rear Landscape and Hardscape: Include drainage and sprinkler lines, plant palette and location of plants and trees. Permanent Barbecue/Free Standing Fireplace: Dimensions, location and design. Patio Slab: Dimensions and finish. Spa: Size and location. Provide location and method of screening pump equipment. Satellite Dish: Provide size, location and color. Fountain or Water Feature: Provide photo if possible. May not exceed height of perimeter walls. Front walkways: Width, color and materials proposed Side Gates: Provide design, material and color. Telephone conversations are not documentation of a PIC Application. 2) All Proposed improvements will be drawn on the site plan of my property which must be submitted with the PIC Application. 3) If I receive a request for more information, or I encounter any unforeseen conditions during construction which change my approved design, I must submit the additional information in writing on a new PIC Application and site plan. 4) I will receive a response within thirty (30) days after my completed PIC Application and site plan have been received. A written approval letter from the PIC Committee is required before work can begin. I understand that I have sole responsibility for obtaining all necessary permits, calling underground utility locator service, and complying with all setbacks and easements.
