STATION ROAD LONG BUCKBY CONSENTED RESIDENTIAL LAND FOR SALE VIA INFORMAL TENDER LONG BUCKBY Long Buckby is a large village and civil parish in Northamptonshire well located midway between Northampton and Rugby. The village once had a thriving shoemaking industry but is now mainly a residential village. The village offers a wide range of amenities and services to its residents, including a doctor's surgery, two dentists, four churches, two schools, a public library, a veterinary surgery, a boarding cattery, a post office, a community centre and Long Buckby Mill Park Nature Reserve. There are two pubs in the village. Local shops include two grocery stores, a butchers, several hairdressers, a newsagent, card and gift shop, chemist and a wide range of restaurants and take-aways. Until the mid-1960s Long Buckby boasted its own goods marshalling yard which played a very significant role in the once thriving village economy, providing for the import of fuel and consumables for local business and residents as well as delivering the mail and packages to the village post office, and newspapers to the village newsagents. Long Bucky railway station is well connected with main-line services to London Euston and Birmingham New Street stations. In 2007, one of the village shops celebrated its 150th year of operation since it first opened on the High Street in 1858. Long Buckby has two schools, Long Buckby Infants School for reception, Year 1 and Year 2, and Long Buckby Junior School which takes pupils from Year 3 to Year 6. The village is within the catchment area of Guilsborough School (Secondary and Sixth Form).

Title number NN287171 which is the total land ownership for sale owned by The Northampton Roman Catholic Diocese Trustee which forms the residential land development opportunity. The full site extends to approximately 1.0 acre (0.42 hectares) and lies to the south-east of Long Buckby on the main entrance to the village via Station Road. The net developable area includes the consented scheme of 13 no. dwellings including 40% affordable housing obligation. The development site has been given planning approval by Daventry District Council on 22 July 2015 under planning application reference DA/2015/0183 and for the demolition of the former church under reference DA/2014/0666 granted 05/09/2014. Community Infrastructure Levy of 72,280 (25% payable 60 days following commencement and 75% on 360 days). The scheme sensitively took account of the elevated site specific circumstances and general constraints and opportunities. The site's main vehicular access is provided directly from Station Road via a reworked entrance to the middle of the site. Millers Consultancy have been instructed to sell the land on behalf of the landowners by informal tender. Preference would be given to clean unconditional bids and to parties who can clearly demonstrate they have undertaken full analysis of the site, have a timetable of delivery and understood all the obligations to be placed upon them including any section 106 obligations, potential CIL adoption and affordable housing requirements. The site is to be sold as a whole with full payment payable on completion of the land transaction. There will be a site open viewing event on Wednesday 20 January 2015 12.30pm 2.30pm. Offers are to be submitted to Millers Consultancy, The Old Gatehouse, 25 Victoria Promenade, Northampton NN1 1HB in a sealed envelope for the attention of Long Buckby Landowners before the deadline 12 noon Tuesday 15 th February 2016. CONSENTED SCHEME STATION ROAD LONG BUCKBY The overall site layout has been designed with houses that are orientated to maximise the views out over the neighbouring fields and the adjoining future residential development to the south, providing a good level of natural daylighting into the living spaces whilst minimising the properties visual impact on the surrounding context. The existing point of access into the site has been relocated to the centre of the plot s western boundary edge, in order to improve the accessibility into the site. This will provide access to a primary spine road leading into the site, with houses lining either side of this road. This will involve the removal, and potential replacement, of a selection of trees along the west boundary to allow for the new access road. However, in line with the Long Buckby Village Design Statement, where possible the trees on the site boundary adjoining Station Road will be kept in order to preserve the current appearance of this village gateway. This will also provide an element of audible and visual screening between the site and Station Road. Due to the number of dwellings involved in this proposal, an enclosed residential area is created of 2, 3 and 4 bedroom houses and frontages have been positioned to closely relate to the movement route through the site to create an active street and provide an element of surveillance over the street. Each of the 13 no. dwellings have 2 car parking spaces, in line with local planning guidance with House types B, C and D also having a single detached garage. The road layout provides adequate space for a turning head within the site boundary. Where feasible the internal living accommodation has been located to have a visual / direct link with the gardens. The first floor layouts achieve good sized bedrooms, and the larger house types include ensuites to the master bedroom, creating a hierarchy between bedrooms. The layout of the houses has been arranged so that the kitchen and dining areas are located at the rear of the properties relating to the garden space. Additionally, House Type C has been designed so that the living room and kitchen/dining area can be opened up into one large social/family space.
