A MoBvated Seller is not desperate like in a foreclosure situabon or an REO bank But instead it is someone who has a problem caused by a piece of real estate and wants to rid the problem and is willing to listen to your offers There are a mulbtude of reasons people get mobvated, and you may never understand them all However, you should be able to nobce them, and respond to their needs

Examples Of How Sellers Get Mo>vated To Sell: ü Divorce ü Job Transfers ü Death (or probate) ü Pre Foreclosure ü Job Loss ü Bad Tenants ü No Tenants ü Two house payments ü Recently got married and has two houses ü Just Want Out

Levels Of Mo>va>on You will see different levels of mobvabon If they are on a scale of 1-10, with 10 being the most mobvated, my intenbon is to teach you how to get to the 10 s so your offers are accepted quicker This is easier to do when THEY CALL YOU! How Not To Burn Out! In this industry you will find a lot of folks chase mobvated properbes They don t chase mobvated people This causes a lot of work without results The way to do it is to have sellers calling you, then you decide if they deserve your Bme and experbse? By the way, you do this from your desk

Let s Look At The Basic System For GeTng HOT Deals 1 Find a way to market your message to a motivated seller 2 Let them know you are a professional home buyer 3 Ask them what they want or what problem they have 4 Then simply make the offer to match what they need

1. Find A Way To Market Your Message To A Mo>vated Seller Bo@om line... This is major markebng law: Match Your Message With Your Market And You Will Hit Gold Every Time! If you don t do this YOU WILL waste A LOT of Dme!

How do you do this? 2. Let Them Know You Are A Professional Home Buyer First thing I do is send all of my markebng (except handwri@en le@ers) to a free recorded message This is 24/7 and explains what I do Out of all the calls, some will sbll want more informabon and talk to me. Those are the ones I do a Prospect Suspect form with so they know what I do before I talk to them Does this let the seller know what I do?

3. Ask Them What They Want, Or What Problem They Have This is where it gets truly amazing... Once I have done the Prospect Suspect form with them I know they are qualified as mobvated Now I need to go out and qualify the property If the property is qualified I do my presentabon. Once the presentabon is done the seller will tell me what they want from the sale. It is like magic, I promise

4. Then Simply Make The Offer Match What They Need So basically... The seller really just made an offer to me by telling me what he/she wanted, right? Now all I have to do is just figure out how to pay them what they wanted If the number they request is low enough and fits my formula I can pay all cash now If the number they request is higher then I simply pick the formula that fits their needs and use that one
