Standard Specifications Burnt Mill Settlement is an exclusive development featuring nationally recognized Connor Mill-Built Homes as the designer and builder. For nearly 50-years Connor Mill-Built Homes has been designing and building historic reproduction homes throughout New England and America. In addition to design that incorporates the appropriate scale and proportion, the mill-built process provides efficiencies in labor on site as well as a reduction on waste materials. EXTERIOR TRIM All exterior trim and trim details are constructed with solid mahogany. It is primed and back-primed in their mill-shop. WINDOWS All windows are supplied by Green Mountain Window. And feature the Century Milestone series with 5/8 SDL w/spacer filed with Low E Krypton gas; 5/4x4 mahogany beaded casing, mahogany historic sill nose with white sash lock; pine sash with a white painted primed interior; and a white aluminum framed screen with fiberglass mesh. Connor Mill-Built Homes provides this window for many reasons, however quality and historic authenticity are essential. EXTERIOR DOORS All exterior doors supplied are Simpson Performance Series solid mahogany doors with mahogany sill and casings. The hardware and deadbolt for the front entry includes Baldwin Columbus Series in Venetian Bronze and all other entries are Baldwin Traditional Series in Venetian Bronze. ROOFING Standard roofing is a 5 1/2 exposed Clear Red Cedar Perfections shingle. SIDING Exterior siding consists of Vertical grain hemlock clapboards and it arrives pre-primed. If a home design is a shingle-style, a white cedar shingles would be specified. INTERIOR DOORS All interior doors are six-panel solid pine set in wood jambs. Baldwin Traditional Reserve Series in Venetian Bronze is standard for interior door hardware. INTERIOR TRIM All interior trim is a select poplar and features a historic bead detail. Door trim and cased openings feature 1 x 4 with bead. Window trim is 1 x 4 apron with a 1 x 5 bull-nose sill. All baseboard is 1 x 6 with milled top edge bead. Traditional (8009) crown moulding is featured throughout the entire first floor. FINISHED STAIRS Main entry stairs feature oak treads and nosing with select poplar risers and stringers, solid maple newels and railings with paint grade balusters, and a beautiful flat paneling under exposed stair wall. FLOORING Standard flooring is random width wide pine flooring throughout. These widths vary from 10, 12 and 14 and feature antique square head nails. MANTELS Wherever there is a fireplace a traditional primed fireplace mantel surround in included. CABINETRY AND MILLWORK All kitchen and bath cabinets are 3/4 pre-finished maple plywood construction with solid maple dovetail drawers and full extension, soft close, heavy duty drawer slides. The beaded inset face frames are Vermont native maple with raised panel, inset flush doors and end panels. Standard cabinet door hardware is a traditional exposed oil rubbed bronze butt hinge and knobs. 2 crown moulding is standard on all upper cabinets and it is painted to match.
