Jump Start Action Steps to Getting Your First Property- START NOW Do not wait. If you do time will pass and you will wonder what happened. You will remain in the same situation you are in (if not worse) and nothing will get done. START NOW Do not wait. You can t afford to wait. Day 1-3 from the time you start 1. A. Set Realistic Short Term Goals (What do you need to accomplish within the next 3 months?) B. Long Term Goals (Where do you want to be in the next 12 months?) C. Longer Term Goals (What does your life look like in 5 years from now?) Set your goals before moving onto the next step. THIS MUST BE DONE WITH IN 3 DAYS FROM NOW. Take your time and really think about your goals. After you do this you can move onto step number 2. Day 4-6 from the time you start 2. Start Searching for Private Investors in Your Area- Do this within the next 3 days. Make sure you accomplish this before moving onto the next step. THIS MUST BE DONE WITH IN 3 DAYS FROM NOW. Day 7-14 from the time you start A. Join you local REI Club- Meet the investors and find out who the cash buyers are. B. Find out when the next property auction is and be sure to attend it. You are going there to meet more cash buyers C. Ask your Realtor for a list of all of the properties that sold for cash within the past 3 months in your farming area. Then you will cross reference the owner s information and send them the letter that was provided in this course in order to get them to join your buyer s list. D. Wait until you have tried the above strategies and then implement the rest of the strategies that I recommended in this course in regards to finding cash buyers. www.realestatereporiches.com 3
Day 15-18 from the day you start Contact at least 20 Realtors (preferably REO agents) to see if they would be willing to send you properties. Keep in mind that you will want to find an agent that will represent you as a Buyer s agent. You don t have to sign an exclusive with the agent, but they will expect you to work with them on the properties that they show you. Out of the 20 Realtors you may end up with 3-5 solid Realtors to work with and ultimately you will work with 1 or 2. Have the agent send you properties according to the criteria that I have provided for you in this course. Day 19-24 from the day you start You MUST look at 15 properties each week so be sure to look at 15 properties between day 19 and day 24. The idea is to get a feel of what the average property is looking like. You want to get a feel for the condition of the properties in your area and you want to get used to looking at properties. If you can bring a contractor with you so that you can get an idea of how to look at properties and estimate repairs. After doing this a few times you will have a good idea of how to look at properties. Day 25-30 from the day you start Learn how to use the REO Offer Formula so that you can apply to estimated rehab costs from your contractor and so that you can learn how to make offers on properties. Practice the formula on each property that you have looked at during the week. Day 31-33 from that day you start Plan your exit strategy and start making offers. You want to stick to the formula and start making offers. Don t be afraid.
