Best Expired Survey This is the one Rand uses right now! Hi, Mr. Seller, my name is (your name here) with (company name). Before you hang up, I wanted to ask you a few quick questions about the process of having your home on the market and, ultimately, not selling. Would that be okay? Optional: By the way, I am not calling to ask you to list your home with me or waste your time telling you how great I am. Promise! Since your home went off the market, about how many calls have you received from real estate agents? Did any one of them say or offer to do something different enough that it got your attention? (If yes, ask them to explain or tell you the details.) Have you received a lot of mail from real estate agents? If so, did anyone say or offer anything valuable enough that it got your attention? Are you going to be interviewing Real Estate Agents for the job of actually getting your home sold this time? Note: If yes, ask them if they have set appointments to meet with them face-to-face. Why do you think your home didn t sell? Where are you moving to? Do you have an Agent in that area you are working with? If no, get permission to refer them to one of the top agents in that area, with NO obligation of course. How soon did you want to be there?

What is the single most important action or service you will expect from your next real estate agent before you would ever consider hiring them to get your home sold? Why are you selling? Mr. Seller, as my way of saying thank you for taking some of your valuable time, would you be offended if I delivered to you a bright red package marked URGENT? In it is everything you need to know and/or do to either sell your home yourself, hire the RIGHT real estate agent for the job of getting your home sold this time, or you may decide that right now may not the best time for you to sell at all. In any event, you will have enough real world, valuable information so that you can make an informed decision. How many are in your family? Terrific! I am also going to include a free ice cream certificate for each of you to go have a free ice cream on me. Is that okay? By the way, may I suggest you do one thing that is really important? DON T SIGN ANYTHING until you at least give yourself the benefit of reading the information I am sending you. The information may surprise, even shock you, so be sure not to commit to anything in writing until you have the information you need to make an informed decision. Will you do that for yourself? Terrific. By the way, do you have a pencil handy? Why don t you write down my name and private direct phone number. Most people have questions when they read through this information and I am sure you will too. When you do, be sure to call me at (xxx-xxxx) so I can answer your questions. If I don t hear from you in a few days, I might check in with you just to make sure that you get your questions answered. Fair enough?

Okay, have a great day and be sure to keep an eye out for a bright red package marked URGENT. You ll be glad you did. Bye-bye.

GENERIC HOMEOWNER SURVEY 1). Did you use your own real estate agent in your home purchase? 2). How did you choose them? 3) Did they keep their promises to you? 4). What was the one service they provided you with that had the most value to you? Why? 5). Since you ve moved into your new home, have you been in contact with your real estate agent? For what reason? 6). Has the agent you used asked you for any referrals? 7). Would you refer a friend or relative to this agent? Why? Why not? 8). If you were a real estate agent, based on your experience, what one service do you feel would provide the most value or comfort to someone just like you in their home-buying process? Why? 9). How long do you think it will be before you begin looking for a new home? 10). What information would have the most value to you in a movein package? (In other words, if you were putting together a package of helpful information for homeowners moving into the area, what types of information would you benefit the most?) Why?

11). Is there anything that you would like to tell me about your home buying experience that had a positive or negative impact on you? Why? 12) What advice would you offer for other home buyers just like you who are just beginning the process? Why that advice? Thank you very much for your participation in our survey. By the way, would you be offended if I sent you, FREE of charge, our monthly newspaper, the Real Estate Insider? It will provide you with the inside scoop on what s really going on in the current real estate market. That way you can monitor your home s value on a regular basis. There s no charge; would you like to have it sent to your email address?

Best Farm Area Survey Hi, Mr. Seller, my name is (your name here) with (company name). I am taking a survey of folks like you who moved into the subdivision/area within the recent past. Would you be offended if I asked you a few quick questions? When you bought your home, did you use a Realtor? Why? Why not? If you were to sell your home, would you use the same agent/company to assist you? Why? Why not? What is the very first thing you would do to find a Realtor in the event you were to list and sell your home? Why? What is the single most important service you would expect from any Realtor before you would ever consider using their services? Why is this important to you? Since you moved into the area, have you been receiving any mailings or newsletters from Realtors? Do any of these mailings provide you with value or something you look forward to receiving every month? Why? Why not? What would have value to you, if anything, in regards to real estate or investing type of information? If you were a Realtor, what would you send people just like you on a regular basis? And if you did, are you quite sure it would have value to the Home Owner? Are you thinking about selling either now or in the near future? If you were to sell, when would that be?

As my way of saying thank you for taking some of your valuable time, would you be offended if I sent you a bright red package marked URGENT? In it is everything you need to know and/or do to either sell your home yourself, hire the RIGHT real estate agent for the job of getting your home sold (should you decide to sell), or you may decide that right now may not the best time to sell at all. In any event, you will be armed with enough real world, valuable information to make an informed decision in the event you decide to sell your home. By the way, may I ask how many are in your family? Terrific! I am also going to include a free ice cream certificate, one for each of you, to go have a free ice cream on me. Is that okay? Okay, have a great day and be sure to keep an eye out for a bright red package marked URGENT. You ll be glad you did. Bye-bye.

Over-the-Phone, During-the-Listing Survey Dialogue: Please take just a few moments and tell us about your experience with us so far. Our goal is to serve you in the unique way you want to be served. Do you have about five minutes? 1) Are you familiar with all of our team members here at Real Estate by Rand? 2) Have you had the opportunity to meet our buyer's agents yet? 3) Have we been keeping you up to date with all we are doing to get your home sold? 4) Have you noticed a good amount of activity since we listed your property? 5) Do you feel the current pricing strategy will result in your home selling? Are you willing to enhance the pricing strategy (adjust the price downward) to create a higher demand for the property? 6) Do you feel that we put your real estate needs first? If not, how could we do that? 7) What is the best thing we have done for you? 8) Do you feel this survey has value? Thank you very much for your time. Do you know of anyone that might be thinking about buying or selling or have other real estate needs? If so, please provide us with their information so we can provide them with the same high level of professional service we are providing you. Plus, we will reward you with a certificate redeemable for CASH!

Your Current Listing Survey #2 Why did you select us to professionally market your home? Do you feel we have done a great job so far? If not, what would you like to see us do for you? Are you aware of the marketing campaigns and actions we have been taking to expose your home to the market and create a demand that will attract the right buyer? Did you know that we have sent your property information directly to over 400 qualified home buyers? Have you met any of our Personal Buyer s Representatives as of yet? What one thing have you liked best about the professional service we have provided you so far? Why do you think no one has been willing to make an offer on your home yet? If you were in the market to buy a home right now, today, in this area, would you be interested in looking at or making an offer for this home at the current price? Would you buy it for the price we have it listed right now? Why? Why Not? Now consider that if your home were not to sell, in a real sense, you will have bought it back for that price. Is there anything that you think we should be doing or doing more of to get your home sold? Agent Note: If there is nothing they can think of, simply say, terrific, we appreciate this opportunity to serve you and your family. We remain committed to work with you until we find the right buyer who is willing and able to buy your home for the highest realistic price.

By the way, what do you think the highest realistic price is for your home right now, today, after having your home on the market now for number of days?" BINGO!

Dear: Congratulations on placing your home on the market! You've chosen a fine real estate agent. Obviously, I'm sorry that my company could not represent you. However, we understand that it's your home, you're the boss, and you make the decisions. We put a lot of time and effort into our presentations and we are always disappointed when we are not successful. We also understand that we must learn from our setbacks. Therefore, in return for the information I gave you in my presentation, I would appreciate it if you would be kind enough to fill out this very brief survey and return it in the selfaddressed, stamped envelope. It will help me improve my services to sellers in the future. Thank you very much. 1. What do you believe Rand Smith was most interested in? 2. What two items impressed you most about Rand's presentation? 3. What one or two items were not impressive? 4. How could Rand have earned this listing? 5. What most impressed you about the agent you did choose?

6. If your property does not sell, would you list your home with Rand? 7. If no, what would change your mind? Thank you in advance for your cooperation in helping our firm become as strong as possible. It is our goal to become an asset and a resource and to build clients for life. Your input will move us toward that goal. Sincerely, Rand Smith Broker Real Estate by Rand

Survey Questions For Currently Active Sellers 1). Why did you choose the real estate company or agent you are currently listed with? 2). What most impressed you about them? 3). Have they kept their promises? 4). If your home doesn't sell, will you continue using the same agent? 5). If you were to re-list your home today, would you choose the same real estate agent again? Why? Why Not? OPTIONAL (6 & 7): 6). Is refinancing a possibility if your home does not sell? 7). Do you have a Lending Institution you trust? 8). Where are you moving? Note: If leaving the area, ask, Do you have an agent in that area you are working with already? Are they providing you current property information? If they do not or even if they have an agent ALWAYS OFFER SERVICE: Would you be offended if we had one of the Top Agents in the area provide you with current home values and information on the best home buys? There is no obligation whatsoever. We network with the very best agents in the country and would be happy to have one of the agents in this elite Network provide you with information, as well as coordinate your move, if you decide to get help. Again, there is no obligation, just valuable information and free service.

9). If they say they will be moving within the same general area, ask: Are you using the same agent you are listed with to help you find and buy your new home? If yes, ask: "Did you sign a commitment to use your agent for your home purchase as well? What price range? Area?" 10). What's the most important thing to you about selling your existing home and getting moved? 12). WHAT IS THE ONE THING THAT YOU FEEL EVERY REAL ESTATE AGENT SHOULD DO, AND IF THEY DID, THEY WOULD BE PROVIDING SOMEONE JUST LIKE YOU WITH AN EXTREMELY VALUABLE SERVICE? 13). Is there any one real estate agent whose name comes to your mind first when you think about real estate in our area? NOTE: Not a real estate company but an Agent? (Only use this if they say the name of a company and not an agent). Thank you very much for taking time out of your busy schedule to answer our survey questions. We are surveying homeowners just like you to find out how and why they make important real estate decisions. Would you like us to send you the results of this survey? If yes: It may take 4-6 weeks for you to receive the results since they will be tabulated and studied, but we will get it to you as soon as possible. By the way, how many are in your family? Terrific. What I would like to do then is this: as my way of saying thank you for taking time to help me today, would you be offended if I gifted you with a one year subscription to the Real Estate Insider? It is a monthly publication that keeps you up to date on what s really going on in the real estate market. I am going to include ice cream certificates, one for each member of your family, as well.

Would you like your monthly issue of the RE Insider sent to your email address? Great, what is that address? If mailed, ask for the address where they want it mailed. Remember, this is not a solicitation for any Realtor or loan broker. This survey is being prepared by a marketing company. This is critical. We do not wish in any way to solicit business or sway someone to use me or any other Realtor or loan agent period. We are simply conducting a survey to gain knowledge and information. Thank you.

QUALITY OF SERVICE SURVEY Our goal is to provide the highest standard of customer service to establish life-long committed clients. Therefore, to measure effectiveness, a moment of your time would be sincerely appreciated. Please let me know what we re doing right, and what needs improvement. 1. Were your phone calls returned in a timely manner? 2. Were your problems handled to your satisfaction? 3. How would you rate our overall level of communication? (1 = low 10 = high) 4. What did you like best about our service? 5. What did you like least about our service? 6. What should we improve on? 7. Would you recommend our team to your friends and family? 8. May I quote you? Use you as a reference? Any referrals? 9. Could you comment on the service provided by Rand and his team of professionals overall? 10. Please comment on your lender s service. 11. Please comment on the Title Co. service.
