This manual assumes installers will have some basic industry knowledge and understanding of carpentry principles. Additionally, this manual assumes installers understand how to properly and safely use power tools. The purpose of this manual is to provide basic instruction to Installers on how to properly flash windows using methods and materials that eliminate rain related leaks. If the directions in this manual are closely followed, proper window installations will sustain a very long useful life without experiencing rain related water intrusion problems. These methods and materials are tried and true. They will prove to be very effective for those who are serious about preventing water intrusion in their homes. PRODUCT DESCRIPTION: The XtraFlash Plus Advanced Moisture Barrier System creates an impenetrable seal between the window and the wall. Highlighted by the patentpending revolutionary five-seal system; the factory folded, dual-strip butyl sealing system is folded over the nail fin during installation, finalized with a dual layer of polyurethane sealant. Wind, water, and moisture are virtually stopped in their tracks. STEP 1: The correct rough opening is typically ½ greater in width and height than the net frame size of the window. The rough opening must be level, square and plumb. IMPORTANT TIP! Plumb measurements are taken from both directions: Side to Side Front to Back.
STEP 2: Once the rough opening is correctly prepared, apply the sill flashing. This should measure the dimension of the rough opening plus 2X the width of the flashing material. STEP 3: Using a sharp razor knife, slice the flashing material where the jamb flashing will intersect the sill flashing (through the butyl area only). This will allow the sill flashing to be folded up on to the window flange. STEP 4: Next, apply the jamb flashing. Keep staples to a minimum and tight to the rough opening. Cut the flashing to the correct dimension: The correct dimension is the rough opening height plus 2 x the flashing material dimension minus ½. The jamb flashing will run ½ short over the sill flashing.
STEP 5: Next, apply a continuous bead of sealant onto the window flange. Sealant should be ½ wide and offset ½ from the frame of the window. This will ensure good squeeze out between the framed wall and the window flange after the window is set into place and fasteners are applied. IMPORTANT TIP! Without squeeze out, sealant can be of very little value. Ensure the sealant is properly squeezed out after the window is set. This will help eliminate water intrusion. STEP 6: Set the window in place. Ensure the window is centered in the rough opening and the sill of the window is fully supported.
STEP 7: Next, apply fasteners every 8-12 keeping fasteners 3 away from each corner of the window flange. All four sides of the window require fasteners, including the top window flange. Sealant squeeze out is important, but should be wiped away after fasteners are applied. Check for plumb and level before and after fasteners are applied. IMPORTANT TIP! Ensure the building is completely sheathed and the roof is stacked before window installation begins. Check for plumb and level before and after fasteners are applied. STEP 8: Next, fold the flashing over the top of the window flange. Fold the sill flashing first, then the jamb. Carefully fold the flashing to avoid wrinkles.
STEP 9: Next, use a J-Roller to ensure a good bond between the butyl sealant strip of the flashing and the face of the window flange. STEP 10: After the flashing is folded into place it should closely resemble the picture to the left. STEP 11: Now it is time to apply the head flashing. Cut the head flashing to the dimension of the rough opening plus 2X the flashing dimension, plus an additional 2 inches. The flashing should run wider than the jamb flashing by 1 inch on each side.
STEP 12: The final step is to apply sealant between the frame of the window and the fabric of the flashing material. After the sealant has been applied, tool it into place to ensure a good seal; sealant should bridge the gap between the frame of the window and the fabric of the flashing. STEP 13: After the sealant is applied, the bottom of the window should closely resemble the picture to the left. STEP 14: After the sealant is applied, the top of the window should closely resemble the picture to the left.
