2 OPERATING AND MAINTENANCE INSTRUCTIONS FOR OPERABLE WALL SYSTEMS MODELS: ENCORE PAIRED PANEL, 932, 912 Safety Precautions Clear path of partition before moving panels Raise all foot bolts and bottom seals before moving panels Close and latch all pass doors before moving panels Do not tow panels by the bottom seal handle Move at a walking pace-do not run, do not push and let go of panels Keep hands and fingers from between panels Do not force the panels into the stacked position Operating Instructions Step 1: Clear Path of Obstructions Before moving the panels, make sure the path is free of all obstructions like tables, chairs, carts, extension cords, or other electrical cables. Also check for open doors, loose carpet or flooring or any fixtures such as track lighting that may interfere with movement of the panels. If the panels are stored in a pocket, be sure the pocket doors are in their full open position. Step 2: Remove Panels from Stack Remove the panels from the stack area in pairs. Facing the stack, grasp the pair of panels closest to you by both edges at about shoulder height. Pull the panels toward you until you are the distance of one panel but not past the beginning of the guide rail (if applicable). Facing the edge of the panels opposite the hinge, open the pair of panels as you would open a book and gently push flat. The panels must be flat before moving past the beginning of the guide rail (if applicable). Step 3: Moving the Panels in the Opening Push the panels, one pair at a time from the rear, watching both sides and in front while they are in motion. Move the panels at a walking pace; do not run, and do not push the panels and let go. CAUTION: Be careful not to get your hands, clothing or anything else caught between the panel and another panel, jamb or fixed wall. If your partition has cable operated bottom seals, do not use the handle to tow the panels. 1

3 Step 4: Setting Up the Partition Automatic 2-Inch Bottom Seals (Non-SureSet ) Move the first pair of panels to the end of opening. Be careful not to slam the panel into the wall or wall jamb. The bottom seal in the first panel extends from the front of the panel and will be the first part of the panel to contact the jamb. Align the panel s and push them firmly against the jamb. The bottom seals will move back and down against the floor and will now extend from the back of the pair of panels. Move the remaining panels into the opening, except for the final closure panel(s). Align each pair of panels with the preceding panel and push them together. The first panel of each pair will slide over the bottom seal extending from the back of the previous panel, causing both bottom seals in the pair to move back and down against the floor. When the last panel with a bottom seal is in place, the seal should be flush with the back of the panel. If your partition has a pass door, it will have adjustable fixed sweeps. If the pass door is in the first panel of the pair, the following panel may have a manually operated seal. To set the seal in this panel, follow the procedure outlined in the next section. You may have automatic bottom seals on either side of the pass door. If your partition has automatic bottom seals in the panels following the pair containing the pass door, the first bottom seal will extend from the front of the panel just like the panel positioned against the jamb. SureSet Automatic 2-Inch or 4-Inch Bottom Seals Move the first pair of panels to the end of opening. The automatic top seal in the first panel extends from the front of the panel and will be the first part of the panel to contact the jamb. Align the panels and push them firmly against the jamb. The top seal will move back and up against the track soffit for both panels in the pair. The automatic top seal holds the panels in position at this point. The bottom seals in the first pair of panels will remain up until the second pair of panels are brought out. Take care to align the activator bar protruding from the lead edge of the second pair of panels with the push bar receiver protruding from the trail edge of the first pair of panels. Misalignment will result in damage to the astragal and edge of the panel being activated. The bottom seal of the first pair of panels is activated, dropping down to the floor, by firmly pushing the second pair of panels into it. This process will be repeated for all pairs of panels having automatic seals in the opening. If your partition has a pass door, it will have waist high manual, crank operated, bottom seals in the panel legs as well as the door itself. The pass door panel and leg bottom seal operators are accessed through the hinge edge of the door and each edge of the door opening. 2

4 CAUTION: Before setting the seals in the pass door panel, position and set the seals in the panels on both sides of the pass door. Cable Operated 2-Inch Bottom Seals (Non-SureSet ) Move the first pair of panels to the end of the opening. Align the panels and push them firmly against the jamb. Some panels will have a bottom seal handle located on the face of the panel, while other panels will have a bottom seal handle located in the edge of the panel. Grasp the bottom seal operator handle. Hold the panel with one hand, and with the other hand pull the handle to take up any slack in the cable, then pull firmly to release the bottom seal. Depending on the configuration of your panels, the bottom seals may operate simultaneously in both panels with a single operator handle. In other configurations, the seals in each panel must be set individually. After setting the bottom seals, return the handle to its original position before setting up the next panel. Do not let go of the handle and allow it to snap back into the panel. Move the remaining panels into the opening, except for the final closure panel(s). Align each pair of panels with the preceding panel and push them together. Set the bottom seals in each pair in the same manner. If your partition has a pass door, it will have bottom seals in each leg as well as in the door itself. Before setting the seals in the pass door panel, position and set the seals in the panels on both sides of the pass door. Crank Operated 2-Inch Bottom Seals (Non-SureSet ) Move the first pair of panels to the end of the opening. Align the panels and push them firmly against the jamb. Insert the removable bottom seal operator handle into the operator hole located either in the edge or on the face of the panel. Rotate the handle counter-clockwise to lower the bottom seal. Remove the handle after the seal is lowered completely. Except in special situations, the bottom seals will operate simultaneously in both panels with a single operation. In some special configurations, the seals in each panel must be set individually. Move the remaining panels into the opening, except for the final closure panel(s). Align each panel with the panel in front of it and push them together. Set the bottom seals in each panel in the same manner. SureSet Crank Operated 2-Inch or 4-Inch Bottom Seals Move the first pair of panels to the end of the opening. The automatic top seal in the first panel extends from the front of the panel and will be the first part of the panel to contact the jamb. Align the panel and push them firmly against the jamb. The top seal will move back and up against the track soffit for both panels in the pair. The automatic top seal holds the panels in position at this point. Next insert the removable bottom seal operator handle into the operator hole located in the trail edge of the panel. Rotate the handle counter-clockwise until it stops to lower the bottom seals. Remove the handle after the seals are lowered completely. Move the remaining panels into the opening, except for the final closure panel. Align each panel with the panel in front of it and push them together. Set the bottom seals in each panel pair in the same manner. 3

5 Step 5: Make Final Closure Expandable Panel An expandable panel has a crank-operated nose that expands up to 6-inches, 9 inches or 18 inches to close the opening. Expandable panels may close against a jamb, a pocket door, another panel or some other meeting surface. Position the expandable panel in the opening and insert the removable crank. Turn the crank in the direction indicated to extend the nose against the meeting surface. Do not over-extend the expandable nose. Excessive pressure does not improve acoustical performance but may damage the fixed wall. If your expandable panel has a manually operated bottom seal, you must set the bottom seal after the nose is extended to prevent possible seal or mechanism damage. If the expandable is hinged to another panel, they are unfolded and placed in the opening in the same manner as other pairs of panels. If the expandable panel hangs by itself, carefully pull out from the stack position about the distance of half a panel, then pivot it 90-degrees to position it in the opening. Use the handpulls provided to position the closure panels in place. CAUTION: Keep your hands and fingers from the panels edges. Hinged Panel A hinged panel closure simply swings into place after the last panel is extended. Engage the concealed footbolt located in the end of the last panel, and then close the hinged panel. A footbolt can also be used on the hinged panel to secure it in position. If the hinged panel is equipped with a latching mechanism, it can also be used as a pass door to go from one side to the other. Some configurations use a bi-fold (two panels) configuration hinged to the jamb. In this configuration, unfold the panels and position them flat to complete closure. CAUTION: Use the handpull and be careful to keep your hands and fingers from between the panels while extending them. Enclose An Enclose is the simplest closure method. All panels of the wall should be moved into position with their bottom seals set, if operable. The foot bolt provided in the trail edge of the last panel must be set also. To set the foot bolt, position it over the strike plate and push it down into the cavity. Caution: Do not attempt to move the panel while the foot bolt is in the down position. Next close each of the Enclose doors, hinged to the trail jamb, on both sides of the wall. The doors will magnetically latch in position to each side of the last panel. 4

6 Step 6: Stack the Partition Reverse the Closure Procedure Return the partition to the stack position in roughly a reverse of the set-up sequence. Disengage the closure panel first. To open an Enclose closure, open the doors on each side of the wall and fold them flat against the wall. Next raise the foot bolt, lift it by the top tab as far as it will go. Then slide the panel back slightly to disengage it from the next panel. For hinged panel closure, pull the panel open as you would with a door. With expandable panel closure, the bottom seals must be retracted before the expandable nose to prevent possible seal or mechanism damage. To do this, insert the operator handle into the bottom seal operator hole and turn it in the opposite direction used to extend the bottom seal until the seal is fully retracted. Then insert the handle in the expandable nose seal operator hole and turn it in the opposite direction used to extend the nose. The nose will retract and the panel can be disengaged from the next panel. Return the closure panel to the stack position. Raise the Bottom Seals Automatic 2-Inch Bottom Seals (Non-SureSet ) Automatic seals retract up into the panel as it is disengaged from the next panel. Grasp the back edge of the panel and pull. The panel will move back over the bottom seal and it will spring back up into the panel. If there are pass doors, be certain to raise the bottom seals in both the pass door and the pass door panel legs before raising the bottom seals in the adjacent panels on either side of the pass door panel. Cable Operated 2-inch Bottom Seals (Non-SureSet ) Cable operated seals are released in the same manner in which they are set. Grasp the bottom seal operator handle located either in the edge or on the face of the panel. Pull the handle to take up any slack in the cable, then pull firmly to raise the bottom seal until it latches. Return the handle to its original position. Do not let go of the handle and allow it to snap back into the panel. If there are pass doors, be certain to raise the bottom seals in both the pass door and the pass door panel legs before raising the bottom seals in the adjacent panels on either side of the pass door panel. Crank Operated 2-Inch Bottom Seals (Non-SureSet ) Crank operated seals are retracted up into the panel by inserting the removable operator handle into the operator hole located in either the edge or on the face of the panel. Rotate the handle clockwise to raise the bottom seal. Remove the handle after the seal is raised completely. If there are pass doors, be certain to raise the bottom seals in both the pass door and the pass door panel legs before raising the bottom seals in the adjacent panels on either side of the pass door panel. 5

7 SureSet Automatic 2-Inch or 4-Inch Bottom Seals The SureSet automatic bottom seal will retract up into both panels on its own after lifting the mechanism release leaver tab located in the trail edge of the panel. To do this, make certain you are not standing directly in line with the trail edge of the panel and you have neither leg within 12 inches of the trail edge of the panel. This will prevent being contacted by the automatic push bar when it releases out from the trail edge of the panel upon the release of the bottom seal mechanism. The automatic top seals retract down into the panel pair as they are disengaged from the next panel pair. Grasp the back edge of the panel and pull. The panel will move back under the top seal and it will spring back down into the panel. If there are pass doors, be certain to raise the bottom seals in both the pass door and the pass door panel legs before raising the bottom seals in the adjacent panels on either side of the pass door panel. SureSet Crank Operated 2-Inch or 4-Inch Bottom Seals The SureSet crank operated bottom seals are retracted up into the panels by inserting the removable operator handle into the operator hole located in the trail edge of the panel. Rotate the handle clockwise to raise the bottom seals of the pair. Remove the handle after the seal is raised completely. The automatic top seals retract down into the panel pair as they are disengaged from the next panel pair. Grasp the back edge of the panel and pull. The panel will move back under the top seal and it will spring back down into the panel. If there are pass doors, be certain to raise the bottom seals in both the pass door and the pass door panel legs before raising the bottom seals in the adjacent panels on either side of the pass door panel. Move Panels into Stack Position Return the panels to the stack position in the reverse sequence that they were brought out. Push each pair of panel s, watching both sides and ahead of the panels while they are in motion. Move the pair of panels at a walking pace: do not run, and do not push panels and let go. CAUTION: Be careful not to get your hands, clothing or anything else caught between the panel and another panel, jamb or fixed wall. If your partition has cable operated bottom seals, do not use the handle to tow the panels. 6

8 Step 7: Pass Doors Pass doors are provided in operable partitions to allow passage from one side of the partition to the other without having to reposition the panels. Most pass doors are provided with a pull handle and roller type latch mechanism. Simply pull or push the door to open it, and reverse the procedure to close it. Depending on the type of pass door, optional hardware can include a positive latch, a standard knob, a lever or a panic bar. If your partition has a pass door, it will have bottom seals in each leg as well as in the door itself. CAUTION: Before setting the seals in the pass door panel, position and set the seals in the panels on both sides of the pass door. There are three types of pass door bottom seal systems. Open the pass door to locate the bottom seal in one of the pass door legs. If there is a small lever at the top of this bottom seal, slide it to the left to lower the seal in the leg of the pass door panel. Repeat this procedure for the other leg of the pass door panel. If there is no lever, reach underneath the leg of the pass door panel and lift the seal until its latch releases. Slowly lower it to the floor. Repeat this procedure for the other leg of the pass door panel. The final type has crank down seals in the legs. There will be an operator access hole waist high in the edge of the leg, on each side, of the door opening. Insert the removable crank handle into the operator hole and crank the leg mechanism down until it stops. Repeat this procedure for the other leg of the pass door panel. Once the bottom seals in the door legs are set, set the door s seal either by pulling on the operator handle located in the edge of the door; by using a removable crank in the bottom of the hinged edge of the door; or by using the removable crank in the waist high operator of the hinged edge of the door. Some pass doors, especially those located next to panels without operable bottom seals, may require a foot bolt, on the panel to stabilize it. To set the footbolt, position it over the strike plate and push it down into the cavity. To raise the footbolt, lift it by the top tab as far as it will go. Do not attempt to move the panel while the footbolt is in the down position. 7

9 CLEANING AND MAINTENANCE Clean Panels Regular cleaning of the partition will help keep it looking new and alert you to damage. The following guidelines will help with most common cleaning situations. Heavily soiled surfaces may require professional services. As with other furniture, fabrics or carpets, any cleaning method should be tested in an inconspicuous area before general use on the panel surfaces. For vinyl, clean with a mild liquid household detergent. Rubbing alcohol will remove most ball-point pen marks. For carpet or fabric surfaces, use a stiff brush and vacuum cleaner, being careful not to fuzz the finish. Mild household detergent and water may help remove stubborn spots. Test any commercial cleaners or spot removers in an inconspicuous place. Work surfaces such as chalkboards or dry marker boards should be cleaned with a lint-free rag and clear water. For oily stains, use ammonia-based cleaners and thoroughly rinse with clear water. Clean and Lubricate Track Your local Modernfold Distributor has the proper tools and knowledge to perform track maintenance. Track should be cleaned and inspected yearly. Use a mop or rag dampened with mineral spirits to thoroughly clean the inside surfaces of the entire track layout. After cleaning, apply a light coat of petroleum jelly to the entire surface on which the carriers run. Do not use spray or silicone based lubricants. After the first and third years, check the track for proper leveling and readjust as necessary. This is particularly important on long spans, as truss deflections generally show up within the first three years. Check Top Seal Contact Surfaces Annually check all soffits and surfaces in contact with the top seals for wear or rough spots. Should the top seal no longer come in contact with the soffit, your local Modernfold Distributor can properly adjust the panels to bring the seal back into position. Because the adjustment of the carriers is critical to the proper operation of the panels, do not attempt to raise or lower them. Contact your local Modernfold Distributor. Inspect Panels The panels should be periodically checked for damage and repaired as necessary. Regularly inspect all bottom seals and operate the closures. If adjustments or repairs are required, contact your local Modernfold Distributor. After the first and third years of operation, panel vertical edges should be checked for plumb and, if necessary, adjusted for proper fit by your local Modernfold Distributor. 8
