4 Historic Home ~ Seattle, Washington Porch Work Back porch had extensive dry rot in the framing. Replaced frame, siding (with gate for lawnmower), new set stair s added, new 5/4 cedar decking, New rails built on new and older deck. and complete rebuild of stairs. Note: later in house project these decks coatednew wood was primed (oil), pickets shot white latex, deck painted with brown porch paint (oil).

We built complete new porch to fit historic look (bead board as siding, clear fir bullnose steps 1 thick, clear cedar risers, Rails: made with clear cedar top s & bottom s ripped to 5 width/ & 3x3 clear fir picket s, Clear fir tongue & groove porch floor. Final paint to match house and coordinating dark brown oil paint for stairs and porch.

6 Historic Home ~ Everett, Washington Rucker House This historic home had the eave supports moved and installed for a more eye pleasing effect. 30% of the siding was replaced, several dry rot repairs were made, 1/8-1/4 of coating was stripped off the porch and re-coated. Extensive prep to siding, trim and eaves had to be completed prior to applying the custom three color paint. Historic Home~ Everett, Washington Prior to painting, this historic home had 50% of siding replaced and a large percentage of the window wraps replaced. The front porch was totally rebuilt including new tongue and groove flooring and rim joists. New siding was installed on the lower portion of the home and the columns were removed, extensively refurbished and reinstalled. Additional work to exterior included extensive caulking, heavy priming, and repainting. Once completed, the home s appearance had a positive visible difference.

7 Lead Paint Project ~ Marysville, Washington This older home in Marysville received chimney repair, extensive re-glazing on the original windows, some dry rot repairs, and finally repainting. 8 Historic Home ~ Shelton, Washington Top Photo: Before This older house in Shelton was in need of a great deal of work. It was remodeled inside and out, followed by an extensive paint job. Middle Photo: This photos shows the installed new roof and extensive stripping of exterior. Part of the process included multicoatings of primer and paint to provide a good solid uniform look. Bottom Photo: This after photo shows the amazing difference once the exterior work was completed, including new siding, extensive stripping and prep, rebuilt porch, new roof/ gutters/fascias, and finally planter boxes. The interior had repair for dry rot to floor and rim joists, some sub-flooring repair followed by new floor throughout.

9 Seattle, Washington This Seattle home had 40-50% of its siding replaced, mostly in the front or the home, extensive prep, and new paint. Recommendation: In late September 2010, just before the wet season began in earnest, we engaged Painting Hard to replace siding and paint the exterior of our 2,600 square foot home built in All of the siding on the house was the original siding. On the weather sides of the house, there was significant bubbling and some rotting. The siding was old, had been painted numerous times, and was not adequately breathing to allow moisture to escape. Prior to painting, we worked with Jim to come up with a solution where we would replace much (probably half) of the old siding on just the two weather sides of the house. The rest of the siding was in pretty good shape. This allowed us to not break our budget and it also would ensure that we would get the most mileage from his paint job. This approach was the most cost effective and through Jim s efforts, we achieved the goal of getting a great paint job and improving the siding on a significant portion of the house, particularly the front of the house, which looks brand new. Because Jim is also a general contractor, it significantly adds value to his painting capabilities, as well as saves time. Painting Hard can be a single source solution for older homes, which often (i.e. always) require more work than expected. In addition, Jim was reliable, true to his word about work schedules and scope of work, and brought creative solutions to issues that most painters may not be able to provide or execute because they are not contractors. He was detail oriented and actively involved in the entire project, which added to our comfort level. Jim and his team completed the entire job within two weeks and we were very satisfied with the results. ~ Chris

10 Historic Home~ North Everett, Washington This historic home had many years of neglect and the use of a solid white paint job did not reflect the unique architecture of the home. Painting Hard Co. Inc. performed a very extensive prep and stripping job. We worked with an architect in creating and applying an appropriate custom four color paint job. This home was painted in 2002.

13 Large Custom Barn ~ Snohomish, Washington This large shingled building received a thorough pressure wash, shingles were recoated with a clear coat, and trim paint was applied. Extensive use of a man lift was required on this project.

14 North Everett, Washington This home presented with multiple problems - previously it had been painted repeatedly, a couple years apart without proper prep work. This led to extensive peeling in several areas. 1) the advanced age of paint, and 2) the numerous coats of paint, contributed to the peeling. Another glaring issue was that a previous paint job was oil based paint applied over latex paint. In fact it had been decades since maintenance or prep work prior to painting had been completed. We informed the customer that the best solution was to completely strip or reside the house prior to painting. This was before current lead paint abatement laws, with today s laws we could not do a complete stripping of the paint. The cost to completely strip the house was twice as much as the paint job, however this solution was much more cost effective than residing and painting. Painting Hard Co. Inc. stripped about 80% of this house, applied a heavy coating of oil primer, completed exterior caulking, and applied two coats of quality paint. With the additional work and proper preparation, this paint job will last years longer than the existing one.

16 Commercial: Commercial painting on a Big 5 Store. Rental/Residential ~ Lynnwood, Washington This four-plex project involved working with multiple tenants and their varied schedules. In addition, there were both cars and landscaping that needed to be avoided for prep and painting. We were very happy with the finished project and our customers were pleased.

17 Stone Home ~ North Everett, Washington The first photo is a during shot. We had already removed some damaged shingles. Fascias needed to be replaced, we used clear cedar 1x. The backs and edges were primed prior to installation. Painting Hard Co. Inc. had to create a custom scaffold for this job - to protect the steep roof from traffic while providing a safer and easier area to work. We installed new fascias, pre primed shingles on peak areas and dormer, and also installed new window wraps with 1x3 cedar. After: Along with the replaced shingles, new fascias, converting lap siding to shingles (lower left), adding new window trim, and numerous mortar repairs - the rock siding was pressure-washed with roto-nozzle and the home was complete. The transformation was beautiful.
