It was an exciting year! To recap a few of the highlights: We experienced record loan volume, growing 30% from 2004 to 2005, while maintaining a quality loan portfolio. We added two new loan products, CRF and NMTC, to compliment our core 504 product. We opened a new office in Glenwood Springs to better meet the needs of the Western slope. We added 4 new staff to support our state-wide commitment to serving small business. Thank you to our staff, board, membership and lending partners who have made these results possible. We celebrate the past and look forward with enthusiasm to a new year of commitment to fostering the economic growth of diverse small business in Colorado. The mission of is to foster the economic growth of diverse small businesses within the communities of Colorado. This mission remains the overriding reason for the existence of (CLS) --we are here simply and solely to help small businesses grow and prosper. And that is what makes CLS a fun organization to be involved with! has a dedicated, enthusiastic and capable staff, ready willing and able to implement our mission through the packaging, funding, servicing and marketing of the SBA 504 loan program to small business owners and partner bank lenders has been the best year ever for! Thank YOU everyone who works at CLS; all those volunteers who sit on our board; all the members who elect the board of directors each year and help spread the word about the SBA 504 loan program: all of our lending partners, without whom we wouldn t be able to do anything; and, all our small business borrowers who work hard to make their businesses stronger, and more profitable. 4 Creative Alliance The Creative Alliance, Inc. is an advertising and marketing firm that was originally formed in 1988 by Robert T Taylor who wished to create marketing materials and promotional plans for businesses both big and small. Joined in 1997 by a new partner Bob Byrd, and adding several other great minds as the organization progressed, the office space they were leasing in Lafayette became increasingly smaller. By 1999, preparation for a grander adventure had begun when a parcel of land (adjacent to their former leasehold location) was purchased in anticipation of constructing a two-story building that would house much more than The Creative Alliance office. Plans were drawn for a 9,000 square foot multipurpose building; which would be home to both The Creative Alliance team and Nissi s Live Music & Bistro, a gathering place for live music, special events and great food. Heritage Bank s Tom Frew partnered with to provide a 504 for the construction of BridgeTown, as the entire building is being referred to. So if you are interested in a cup of coffee in a relaxing setting or need creative assistance from Lafayette s top marketing and design firm, BridgeTown has it all. Formed in 1995 by Bill Ward, Brad Ward and Andy Neely, the company reached $3 million in revenues in just five years. By providing the same services locally as nationwide ISPs, Front Range Internet, Inc. is Front Range Internet Owner Bill Ward able to guarantee more reliable customer service as well as customized solutions for both residential and business Internet users. Products and services supplied include High Speed Internet, Web Hosting, Voice Over Internet and so much more. They have also managed to carve out a niche market by providing these products and services to under served rural areas. In 2004 Shane Houska, First National Bank of Fort Collins began working with to provide Front Range Internet, Inc. with a 504 loan for the purchase and renovation of a multi-purpose facility in Larimer County. The property consists of 1.59 acres of land, a 20,884 square foot industrial manufacturing building and a 1,440 square foot service garage. 5

Established in 2004, Gunslinger Customs, Inc. is the fourth business endeavor for partners Jeff Theisen and Andy Meisner who own and operate three Pearl Auto Body & Glass shops in various locations throughout the state of Colorado. This latest Adventure, Gunslinger Customs, Pictured are owners Jeff and Andy with two of their custom motorcycles. creates custom paint jobs and manufactures motorcycle tank and fender sets exclusively for Thunder Mountain Harley Davidson in Loveland. In fact, Gunslinger Customs is (by contractual agreement) the sole provider of custom motorcycle paint jobs for Thunder Mountain. Initially, Jeff and Andy produced these unique motorcycle designs by utilizing space in their existing automobile shops. When demand for the service began to increase dramatically it was determined that an additional location would need to be acquired. This, of course, is where we come in! gladly partnered with Citywide Banks John McLaughlin to provide Gunslinger Customs with the SBA 504 loan used to purchase a multipurpose facility, the land on which it sits, renovations to the building and the necessary machinery and equipment to keep their business running smoothly. The five and a half acre parcel of land located in Jefferson County is home to a 16,000 square foot warehouse, which includes 4,000 square feet of finished office space and three paint booths. 6

In addition to whitewater rafting, Timberline Tours offers Timberline Tours Owner and President Greg Kelchner back Country Hummer and Jeep tours as well as guided trips to world renowned adventure sports destinations. The success of Timberline Tours has stemmed from retaining high quality, seasonal staff and guides on a long-term basis. Business was raging, and Mr. Kelchner had determined that with the purchase of a new permanent location, Timberline Tours would be able to increase trip revenues and capture additional market share by offering an impressive facility to stage and outfit passengers. worked with American National Bank s Bret Hooper to provide an SBA 504 loan for the purchase of an 8,420 square foot light industrial commercial building. Visible from I-70 in Eagle, this facility consists of approximately 3,200 square feet of warehouse space with six bays, 3,620 square feet of office and retail space plus a whole lot of necessary storage.
