University of Greenwich Research Projects Undertaken in the Last 10 Years Sustainable Living and the Older Community This project will examine the factors that influence the uptake of low (or zero) carbon micro-generation technologies amongst the older community. This project will work with those agencies trusted by the elderly (Age Concern, Heyday, Energy Saving Trust & Friends of the Elderly) to support behaviour change through public engagement focussed on the older UK community. The engagement will be designed to stimulate interest in climate change mitigation and adaptation solutions and engage this community in a public debate over the best way forward for the UK. The project is funded ( 98,078) by the EPSRC through their Public Engagement programme. Carbon Control & Comfort: ( ) This is a multidisciplinary 3 year project involving 7 universities who are investigating the relationship between comfort in the home and the CO 2 used to deliver it. The research team will examine the dynamics of comfort decision making and develop and test interventions (technological and behavioural) to reduce CO 2 whilst maximising comfort. My involvement in the project is: the design of an action research programme for the development and testing of the interventions; the identification of cross-cutting issues and inter-relationships; developing an overarching theory and model to explain these inter-relationships and to predict the potential CO 2 savings to the UK. The project is funded by the EPSRC ( 2.1m of which 250k comes to Greenwich). Community Resilience to Extreme Weather Events CREW ( ) This is a 3 year project involving a consortium of 16 universities who are investigating the potential impact of climate change on the frequency and severity of UK extreme weather events (storms, floods, heat waves etc). The University of Greenwich are the lead university on work package 2 which aims to understand how the interactions between householders, policy makers and SME s can assist community resilience following an extreme weather event. The project is funded by the EPSRC ( 1.67m). SMART Maintenance ( ) This was a two year project to investigate the relationships between corporate performance and expenditure on built asset maintenance. The project seeks to gain fundamental understanding of the impact that the quality of the built asset has on workplace productivity and customer relations and then integrate this knowledge into a maintenance management business decision support tool. The project was funded ( 200,000) following critical review of a scoping study by senior managers of the Royal Bank of Scotland. A Comparative Study of Dutch and UK Public Housing on Quality and Funding ( ) This is a desk study between the University of Greenwich and the Technical University Delft. The study is being undertaken in conjunction with the Journal of Building Information & Research and involves three papers that consider the difference in quality, broadly defined to cover aspects from physical condition and fitness for purpose to issues of

2 sustainability and quality of life, and the funding and public ownership regimes operating in both countries. The aim of the study is to support an EU wide bid in public housing under the Framework 7 funding round. Innovation in the Design Construction and Operation of Buildings ( ) This is a major 5 year project, involving 4 universities (Greenwich, Reading and Southampton), 20 industrial partners (led by Arup s but spanning commercial, industrial and social housing interests) and 10 researchers (3 at Greenwich) to investigate who are investigating ways of improving the sustainability of existing buildings. The project seeks to combine the skills that such a multi-disciplinary team bring to the research problem in a way that extends understanding beyond a single discipline approach. The project is funded ( 1.8m total of which 443,000 comes to Greenwich) by the EPSRC through their Sustainable Urban Environments managed programme. Built Asset Maintenance Scoping Study (2004) This project was a 6 month study to establish the position of the Royal Bank of Scotland against a business innovation cycle. The project examined the Banks approach to built asset maintenance and presented 4 alternatives (from incremental improvement to step change in approach) to move them up the innovation cycle. The Bank adopted the step change solution which formed the basis of the SMART Maintenance project described above. The project was funded ( 18,500) BY THE Royal Bank of Scotland. The Role of Building Surveyors in integrated maintenance teams ( ) This was a Royal Institute of Chartered Surveyors (RICS) funded project ( 5,000) which sought to identify any skills gap in the education and training provided to Building Surveyors. As the UK construction industry moves away from the traditional confrontational construction management model towards a more strategic, team based model the skills required of the team members will change. To what extent do Building Surveyors already possess these new skills? and how are these new skills reflected in undergraduate programme. The findings were fed directly back to course planners through the RICS education committee. The link between learning styles and teaching styles the significance to the widening participation agenda ( ) This project seeks to examine any relationships between the learning styles of individual students, the teaching styles of the courses they study and their performance in these courses. If quantifiable relationships are found they will be used as the basis for a toolkit to support students through courses where they may experience difficulties. The project is funded by the University of Greenwich through the Principal Lectures through Teaching Excellence scheme. Benchmarking Egan Compliance Cause/Effective Relationships using the 2000 unit AMPHION housing programme (completed 2005) in conjunction with Imperial College, London This was a major action research project which examined the relationships between all the stakeholders involved in the design and delivery of new (UK) social housing. The project identified the key drivers supporting and hindering innovation in house construction and those that impacted successful partnering. The project concluded that, if partnering was to be successful, all parties to the process had to be fully committed to change and innovation and systems had to be flexible enough to cope with emerging demands in a timely fashion. The project was funded ( 533,000 to Greenwich) by the EPSRC. Innovation in construction: Carrying the learning forward into development and maintenance teams (completed 2004) This project stemmed from the Egan project and sought to identify the extent to which attitudes and skills inherent within social housing organisations supported or inhibited innovation in UK house building. The project found that, whilst there was a reduced perceived risk associated with modern methods of house construction the need to establish mechanisms to demonstrate value for money were critical to widespread uptake. The project was funded ( 10,000 to Greenwich) through a Housing Corporation grant. Facilities Management & Built Asset Maintenance A Research Agenda for the 21 st Century (completed 2000) This was a joint state of the art study (undertaken with Hong Kong Polytechnic University) and resulted in a keynote presentation at the CIB W70 International Symposium. The impact of multi-media technology on the construction industry (completed 1998) This was an RICS funded ( 2,500) project that examined the potential applications for multi-media technology to improve communication between all the parties associated with the construction and operation of buildings. Information technology needs of maintenance managers (completed 1999) This was an RICS funded ( 5,000) project which examined levels of satisfaction with computerised maintenance management systems and outlined the functional requirement for new systems. Current/Recent PhD Project Supervisions The role of Facilities Management in the innovation cycle for integrating renewable energy solutions into existing buildings ( ) This is a 3 year full-time PhD project to study the drivers that are influencing the uptake of low/zero carbon solutions into existing commercial buildings. The project is examining the degree to which existing innovation theories can explain the current position and, the extent to which Facilities Management is reflected in the theories. The project is seeking to understand whether a incremental change or step change is the most appropriate strategy for Facilities managers to adopt. The PhD is self funded. Sustainable Building Maintenance Within Social Housing ( ) 2

3 This is a 6 year part time PhD project to understand the impact that a range of social, technical and environmental factors have on improving the sustainability of existing UK social housing through routine maintenance actions. The project is using a performance based concept to develop a multi-criteria model for planned maintenance interventions that allows individual social landlords to set their own priorities against a range of sustainability indicators. The project is funded by the EPSRC. Developing an FM strategy to accommodate climate change ( ) This is a three year PhD project to investigate the potential impacts of the UK s changing climate on corporate built asset management. The project is analysing the impact that the UK climate change scenarios have on the strategic asset management of a large UK property owning organisation. Based on the analysis a new strategic approach to asset management will be developed that can mitigate against the adverse effects and take commercial advantage of the benefits. Funding for this project ( 60,000) resulted from first prize at an international competition which I won in open competition against academics from around the world. The integration of information and communication technologies into built asset maintenance and facilities management (PhD supervision ) This project seeks to use the latest developments in information and communication technologies to monitor and report the performance characteristics of large scale (buried) oil delivery pipelines. The project involves identifying an acoustic fingerprint for damaged sections of an oil delivery pipeline and communicating this in a timely fashion thus reducing the likelihood of pipeline failure. This project is funded by the student. The final draft of this thesis has been submitted. A Patent has been filed and venture capital funds secured to develop a commercial output Predicting and Managing Deterioration of metallic components in swimming pool structures (MPhil supervision ) This project seeks to identify secondary data sources that can be used to predict the corrosion characteristics of swimming pool structures and then integrating this information into a new maintenance and facilities management system. This project is funded by a commercial organisation. Sustainable Building Maintenance and Refurbishment (PhD supervision ) (successful PhD submission) This project examined inefficiencies in the maintenance and refurbishment management of social housing and commercial buildings. The project used case study analyses and an action research programme to identify weaknesses in the theoretical model on which maintenance decisions are based and proposed a new approach that linked the identification of maintenance need to the perceived performance of a building. The implementation of established energy saving technology and practices in the existing non domestic building stock in the UK (successful PhD submission) This project identified a 4 stage implementation model that described the process when owners/occupiers on nondomestic buildings successfully implemented energy saving technologies. Motivating factors for energy efficient design in new housing in the UK (Successful PhD submission) This project identified the barriers to wider uptake of energy efficient technology within the UK owner/occupier housing market. Major Consultancy Projects Between 1991 and 1998 I acted as the IT expert for a leading firm of Building Surveyors. This arrangement resulted in 11 consultancy projects. The majority of projects were directly linked to my research interests and involved the development of both a theoretical information model and computerised systems for maintenance management. The data sets generated by the implementation of the computerised systems have allowed the different theoretical models to be tested and evaluated. The results have been published at a number of international conferences. This work continues with other commercial clients. Other Scholarly Activity In addition to my direct involvement in mainstream research projects I am also actively involved with the International Research community through the International Council for Building Research Studies (CIB). CIB was established in 1953 to encourage, facilitate and develop international co-operation in building, housing and planning research. As part of its work CIB operates over 100 working commissions / task groups that draw their membership from over 500 internationally recognised research institutions. CIB Working Commission 70 was established in 1979 and has become one of the major vehicles for the dissemination of research work in the field of building maintenance and Facilities Management. I have been a member of CIB working commission W70 (now entitled Maintenance and Modernisation of Building Facilities) since 1994 and have been Co-Chairman of the CIB W70 task group 2: Property Management and Maintenance; since I have been a member of the W70 symposium scientific committee since In 2000 I was commissioned to write a chapter for a state of the art book on Best Value in Construction. The book contained contributions from leading international academics with my contribution focussing on sustainable building maintenance and the appropriateness of accepted wisdom in the light of the emerging sustainability debate. The book was published in

4 In 2004 I was invited to join an international Delphi panel to examine the issues associated with the sustainable refurbishment of commercial buildings. The project was organised by Queensland University of Technology and is due to report in early I am a regular referee for 3 leading academic journals: Building Research & Information; Construction Management & Economics; and Facilities. I have examined 5 MPhil/PhD/Professional Doctorate students. Management of Research Sustainable Buildings Research Group (SBRG) was one of 2 groups established to provide a focus and direction to the research activities that were being undertaken by academics in the School of Land & Construction Management. At its inception the group had 4 members, myself, an academic colleague and six PhD students. Over the past 10 years I have been responsible for the development and management of the group, steering its research direction and providing the opportunities for other academic colleagues to engage in its activities. The group now has ongoing projects that actively involve: 6 academics from the School of Architecture and Construction; 2 academics from the School of Engineering; 6 MPhil/PhD students; and over 50 industrial organisations. Since 2000 the SBRG has attracted over 2m of external research funding. Summary of Teaching Experience and Curriculum Development In 1984 I was appointed a lecturer in the School of Civil Engineering and given responsibility for developing and teaching civil engineering analysis and computing to HND and undergraduate students. In 1988 I was seconded from the School of Civil Engineering to act as Director of London Institute for Built Environment Studies (LIBES). LIBES was established to provide Continuing Professional Development to Built Environment professionals. As Director, I had numerous management responsibilities including: producing a strategic plan for CPD development; persuading colleagues to develop profit making CPD activities that fitted in with the plan; providing quality control over the activities offered and attracting external funding. The CPD activities were both stimulating and profitable resulting in approximately 150 courses over a four year period. In 1992 I moved from LIBES into the School of Land & Construction Management and took a leading role in curriculum development within the mainstream MSc work of the Faculty. In 1993/4 I was development team leader for the MSc in Construction Information Technology, which was a cross Faculty collaborative development (along with Technology and Science). As development team leader I was responsible for coordinating the academic development of the pathway and its inputs from the various schools, writing the validation documents and acting a pathway leader designate at the validation. The MSc was successfully validated. In 1995 I was a core member of the MSc development team for the MSc in Facilities Management which is currently run as a taught programme in the UK and Holland and by distance learning all around the world. In 1999, in recognition of my contribution to teaching, I was promoted to Principal Lecturer through the Excellence in Teaching initiative. Although my teaching commitments have reduced as my research role has increased I still play a very active part in teaching and in the development of new courses related to my research activities and I am currently working with a colleague to develop a Web based delivery system to support the teaching of Research Methods to Distance Learning students studying on the MSc portfolio in the School of Architecture & Construction. I currently teach Research Methods, Critical Thinking and Sustainable Built Environments. I am the MSc Dissertation coordinator (over 100 full-time students per year) and am first supervisor for 6 MPhil/PhD students.
