1 INDUSTRIAL Q MARKET SUMMARY San Francisco & Peninsula VACANCY DECREASES TO 3.4%; RENTS UP 3.5% Industrial space available for lease or sale remains in high demand in the San Francisco marketplace. The reported industrial vacancy rates in San Franicsco and surrounding Peninsula have remained south of 4% for the previous 9+ quarters with Q3 vacancies decreasing to 3.4%. Available warehouse space in the San Franicsco Bayshore Corridor in particular is critically scarce with a 1.3% vacancy rate (down from 2.6% in Q2). The demand for industrial properties in San Francisco, and surrouding Peninsula areas, will continue to out-pace supply as industries such as e-commerce, tech, transporation and construction seek space in the Bay Area. Lack of new construction and the re-developement of existing industrial buildings (i.e. residential conversions) will keep the San Francisco/Peninsula industrial market in low supply. Due to the continued lack of industrial product in the greater San Francisco area, rents continue to rise, and Q witnessed a 4% increase in rents over Q from $1.91 to $1.97. Year-over-year rents are up 18.5% from Q Now is the time to consider leasing, subleasing, selling or repositioning your asset. Sublease activity decreased slightly in Q with the amount of sublease space available increasing to 238,311 square feet (up from 220,437 square feet in Q2 2017).
