3 Your Tenancy SECTION FOUR Your Tenancy WELCOME TO YOUR NEW HOME YOUR ADDRESS IS: This agreement explains what you have to do as our tenant. It also explains what we have to do as your landlord. We only want you to sign if you understand the agreement. PAGE 3

5 What we must do as a Landlord We must keep your home in good repair. We must carry out inspections at least once a year. We must check the smoke alarms work. We must check the property is OK. We must look after communal areas. We must insure the building of your home or apartment. We do not insure the contents of your home. This is up to you as the tenant to do this. PAGE 5
6 CREATING What SUSTAINABLE you TENANCIES must FOR do TENANTS as WITH COMPLEX a Tenant NEEDS You must pay your rent and any other charges on time. If you need help with your tenancy you can have someone to speak for you. We work with a range of support services and can assist you to contact them if you want help. Look after your home and keep your home and garden clean and tidy. Let us know if you want to make any alterations to your home before you make them. Use the common areas safely and responsibly. 7 What you must do as a Tenant We usually allow tenants to have a pet at home, as long as you look after them. You can t keep pets which make too much noise or are a danger to your neighbours. Talk to your tenancy manager if you want to have a pet. Tell us about things that are broken so that we can fix them. You can report a repair by: Phoning us on Telling your tenancy manager; Coming to our office. If you damage your home, we will organise the repairs but you will have to pay for it. Do not do anything illegal in your home. Do not sublet your home to another person. PAGE 7
8 CREATING Be a SUSTAINABLE good TENANCIES neighbour FOR TENANTS WITH COMPLEX NEEDS Most people like peace and quiet in the evenings and at night. Make sure you and your guests cannot be heard outside your home. If you have a pet, you have to clean up any mess they leave in the communal areas. We will charge you money if you do not. All our tenants should be able to live in their home without fear of bullying or harm. All our tenants should look after their community and not damage any property. PAGE 8
9 Be a good neighbour If you are upset with a neighbour, you should try talking to them about it first. You could seek support from a trusted person to assist you. If the problem is not solved, please call your tenancy manager so that they can help you. You can call them on Your tenancy manager will offer support. 10 CREATING Your SUSTAINABLE rights TENANCIES FOR TENANTS WITH COMPLEX NEEDS Our staff or our contractors may come to your home to do repair work or discuss any tenancy issues with you. They will all carry identification that states their name and employer. If you are concerned, you should call us on We will attempt to tell you in advance when we are sending someone to your home. We will let you know of any changes that may affect your tenancy. You have the right to speak up about the changes we make. PAGE 10
11 Your rights You have the right to be involved in the decisions we make. We hold tenant advisory group meetings and a range of other meetings where you can have a say about your housing. You have the right to tell us when we get things right or wrong. We want to hear from you. Talk to your tenancy manager about how you can have a say. PAGE 11
12 Paying your rent CREATING SUSTAINABLE TENANCIES FOR TENANTS WITH COMPLEX NEEDS To live in one of our homes you have to pay rent. You must pay your rent two weeks in advance. You can pay your rent straight from your bank by direct debit. Or you can sign up with Centrepay through Centrelink. Rent subsidy reviews occur twice a year. They also happen when your household income changes. If your household income changes, you must tell you tenancy manager. The market rent on the property is typically reviewed once a year. We will write to you at least 60 days before the increase in market rent. If you have any problems paying your rent, please let us know. Your tenancy manager can refer you to a financial specialist or other support. Call us on PAGE 12
13 Moving out Let us know if you will be away from your home for 6 weeks or more. If you want to leave permanently, you will need to tell us 14 days before. You must take everything you own with you, including any furniture that you have added. Anything left behind will eventually be thrown away and we will charge you money for it. You must organise your own vehicle to move your things. Ask your housing manager if assistance is available to help with removal costs. Make sure you return the keys to us before you go. PAGE 13
14 CREATING If the SUSTAINABLE Agreement TENANCIES FOR TENANTS is WITH Broken COMPLEX NEEDS If you break any of the rules in your tenancy agreement, we may have to ask you to leave your home. This could involve you being taken to the Queensland Civil Administrative Tribunal, which resolves disputes between landlords and tenants. You could end up with nowhere to live. If you leave owing any money to this will have an impact on your ability to be rehoused. You will need to repay this debt. It is best to work with your tenancy manager to sort out any problems.
