2 INTRODUCTION Hey its Rob Swanson here and if the idea of making extra money and building a real estate wholesaling business sounds exciting to you, I want you to sit back take a pen and a piece of paper and pay close attention to what I have to say over the next couple of minutes as I talk to you about the entire Blitz Wholesaling System. Now my Blitz Wholesaling System is the system, the strategy, the way I run my real estate investing business and if you have followed me at all as it relates to my real estate investing business, you will know that I am a huge proponent of real estate wholesaling. Now a lot of times people think that wholesaling is a great way to get into the business and I can assure you that it s a great way to stay in this business as well too. See I have been in this business for well over 10 years and I can tell you that every time I look back on my own real estate investing business and identify those times that I was doing great and those times that I was struggling, when the feast and famine was, when I was always chasing that next deal or when I had plenty of cash flow and cash to do my next deal I have always found a common recurring theme and that was wholesaling. Now I may not be the best pin in the pin cushion but it didn t take me long to realize that every time I focused my business on real estate wholesaling I was making money and that opened the doors to so many other areas and aspects of my real estate investing business. Now here is what I also learned, I also learned that real estate markets change. WHAT MAKES THIS DIFFERENT? Now let us step back for a second and let s just talk about real estate wholesaling. Real estate wholesaling is nothing more than finding a great deal, putting it under contract and then selling that property simultaneously or at the same time to a cash buyer. Literally, you don t need any of your own cash, you need none of your own credit to transact a real estate wholesaling transaction and profit and make money. Literally, there are guys and gals out there: landlords, 2

3 rehabbers, fix and flip investors that don t have the time to go find deals so as a real estate wholesaler, you really have 2 jobs: finding deals, finding those investors that have cash that want deals and then simply putting them together. Now my Blitz Wholesaling System is not a system about basic wholesaling. Well see that s the funny thing it is sort of a system about basic wholesaling, you know over the last few years I have seen so many systems, after systems, after courses, after training, after coaching come out that have all of these complicated, technical things. Technology and mobile marketing and websites and all of this stuff that at the end of the day I think people get so caught up in the technology, in trying to get all of the things connected and making it all work that we forget that real estate wholesaling is easy, it s simple. It s something that you can do without all the technology if you just focus on the money making pieces of the business. So, there are 3 things that really matter when it comes to real estate wholesaling and these are the things that I cover in great depth as part of my Blitz Wholesaling System now remember this is exactly how I run my real estate wholesaling business and write down these 3 words: The first word I want you to write down is: BLITZ WHOLESALING IS ABOUT SIMPLICITY Simplicity is nothing more than cutting out all the stuff that doesn t matter in your real estate wholesaling business and focusing only on the things that make you money. Remember this property file that I mentioned earlier. I flipped the property, ok, I put it under contract and I flipped the property wholesale to a cash buyer for about a $6,800 profit and I did it in about 4 days. Now, I am not using any of my own cash to close the deal, I m going pocket a net profit of about six grand and that s going to be my profit and I did it without ever seeing the property, without ever meeting the buyer and without ever being in this particular city. 3

4 Now why did I pick this particular city? How does this whole thing work? Right, those are some of the questions, well it is about simplicity. If you are struggling and competing against a very competitive market place, a lot of other real estate investors, wholesalers, people that are going after deals. You have to step back and ask yourself a question; is it easier to go fishing in an overstocked pond or keep fishing where none of the fish are biting. Now that is an analogy that says is there an easier way to do it if your end goal is to simply profit, cash checks and make money and I am here to tell you that yes there is. Now the other thing I want to point out when it comes to simplicity. Simplicity is: I flipped that property with: no website, no fancy marketing system, nothing set up that was technologically crazy to tie together, it was basically a cell phone and an address. I have an address so that I can correspond and dialogue with people and I have a cell phone so I can take calls and I can make calls, very simple. With nothing beyond that I flipped this property and it makes me $6,000. So simplicity is the first word. The second word I want you to write down is scale. As it relates to my Blitz Wholesaling System and your real estate wholesaling business is that once you figure out that you can wholesale (once you believe you can do it) and look Blitz Wholesaling is not about taking the very advanced real estate wholesaler that already knows how to wholesale and teaching them the basics and it is not about taking the real estate investor that wants to learn how to wholesale and teaching them advanced. It s about mixing the 2. Whether you are an incredibly advanced real estate investor, there is absolutely no question in my mind that that you ll get a ton of value in information from the Blitz Wholesaling System. If you are brand new and have never flipped your own deal and are wondering how this works, there is no question in my mind that you are going to see exactly how simple this business and this process is, so let s get back to scale. 4

5 BLITZ WHOLESALING IS ABOUT SCALE Scale is nothing more than taking what works and repeating it over and over and over again. If you can get it to work in 1 city and make yourself, $5,000 a month or $10,000 a month, why can t you do the same thing in a second city, in a third city, in a fourth city and all of a sudden you watch your profits snowballing around you, with no more work on your own shoulders and this is one of the keys. We have to go back to simplicity followed by scale. If it is really complicated, it is hard to scale, if it is really simple it s easy to scale. So let us talk about scale from a different angle, one of the biggest problems that people have when it comes to wholesale real estate is how do I figure out what a property is worth, how do I know what the repair costs are, how do I figure out what I should offer on a property so that I know I can sell it to a cash buyer. Now let s assume that you know how to get the cash buyers and let s assume that you were to get the deals, let s figure out this pricing thing right? As part of the Blitz Wholesaling System I am going to show you how you can figure out what to offer on any house in the country in a matter of minutes without ever estimating the value, without ever estimating repair costs and you ll know exactly what price to offer so that you can flip that property very quickly to a cash buyer in that particular city. Remember you never have to see the house, you never have to meet the buyer, you never have to go to the city. You can literally sit back and run your business like a business. One of the biggest challenges that I see real estate wholesalers make is they spend too much time working in their business and not enough time working on their business. See as part of my Blitz Wholesaling System what I have done is I have built a team of people to help and support me. Now I don t pay them on an hourly or a salary basis; what I have done is I have structured a whole business system around everybody getting paid incredibly well and what does that do for me? That makes me get paid as well. Here is the thing I have learned over 10 years a real estate wholesaler; I can go out and make money doing all of the work myself 5

6 and only I get the money and only my family benefits and only my company gets the advantage of that. What I can do secondarily is I can set up a system where more people can participate, more people can profit, more people can get the benefits and that leads right into scale because when you set up a system that has the ability to scale; everybody, you included makes more money, that s a key root and foundation of the Blitz Wholesaling System. Blitz Wholesaling is getting into any city and in a matter of minutes knowing exactly what prices to offer, knowing exactly how to make those offers, exactly where the deals are, exactly where to get your buyers and be able to turn the deals quickly. Recently, you may or may not have seen the interview that I did with one of my high end coaching student Chad and Chad went from doing deals or doing his first deal in his local market I m going to say sort of beating his head against the wall, trying to get it to work. You might be in that same situation where you feel that and you beat your head against the wall it is not working and you say how could I ever make more than a couple thousand dollars a month doing this. CHAD WORKED AND APPLIED THE SYSTEM Chad simply applied the Blitz Wholesaling System in his business and in 5 days he flipped his first house in a city outside of where he lives using my Blitz Wholesaling System and he made $5,000. Chad s not typical. He put in the effort. He worked, followed the system step by step and overcame the hurdles that came up along the way. Truth be told, his buyer negotiated him down, truth be told, Chad made $4,000 at the end of the deal. Is that a bad thing? No but it s the truthful thing, it s just the honest thing of what happens in this business, but here s the point 5 days to launching in a city to doing the Blitz 6

7 Wholesaling research to flipping that property to a cash buyer and making $4,000 cash in his own bank account right in his pocket at a national bank. Now, let s go back: simplicity, scale and then the third and final word is system. BLITZ WHOLESALING IS ABOUT A SYSTEM A system is the other key to this, there has to be a system in place that allows you to scale the business keeping it simple, scale or having the intention to scale the business and finally having a system in place that puts this wholesaling process down on paper so that it is repeatable, you can do it again and again and again and again and you can do it in 1 city, 1 cities, 3 cities or 4 cities. One of biggest the things that I see that holds back even successful real estate investors wholesalers or retailers is shifts in their local market, when their local market shifts and they get stuck, then they don t know what to do next, what was working yesterday all of a sudden isn t working today. The prices they were able to buy yesterday are all of a sudden not the prices that they are able to buy today. When these sorts of things happen, it puts a lot of real estate investors out of business. EXPERIENCED INVESTORS STABILIZE INCOME My Blitz Wholesaling System takes the experienced investor and stabilizes their income. It puts them in a position to have cash and cash flow coming in regardless of what their local market is doing. Now it also takes the very new investor who has maybe never flipped a deal doesn t know how wholesaling works and it elevates them to that level to make them able to see: simplicity, scale and system easily and put that into place. 7

8 Too many times I see wholesaling courses, systems, structure, strategies all these things that have 8,000 different ways to do things and look there are a lot of different ways to do things but when we talk about a system, a system has to be a repeatable process that you can do again and again and again in order to get results. It s the inputs that get the outputs that produce the results. See, that s the engineering brain when I think. I don t want to do a lot of work, I just want to do the work that gets the results and that s what I teach in my Blitz Wholesaling System. So let s go back and think about this. Simplicity, Scale and System. That is the Blitz Wholesaling System. I know the word system gets thrown around a lot and sometimes you particularly as a someone like me that invests in training systems like the Blitz Wholesaling System in order to learn how to do certain things, which by the way, is how I have learned and made this entire business successful over the years. I invested in products, I put things into action and I took the steps I needed to take and then I refined those things along the way to get them to work at the level I needed them to work for my business. 9 There are 4 ways that I flip properties through my Blitz Wholesaling System and a lot of people talk about double closings or assignment of contracts but those are just 2 of the ways that you need to have in your arsenal to flip properties. We are going to cover the other 2 ways too and we are going to talk about the buying systems we have in place to have deals coming in on a regular, consistent basis. We are going to talk about the selling systems and how to move properties quickly. We are going to talk about how you can remove yourself from the business. See my real estate wholesaling business, 93% of the work is done by others 7% of the work is managed and overseen by me, that s where you want to get in your real estate wholesaling business so that most of the work is done when you are not there, that s working on your business, rather than in your business. Simplicity, scale and system, that s the Blitz Wholesaling System. NOT OPEN TO THE GENERAL PUBLIC Now, let s talk about how this is going to work. The Blitz Wholesaling System is not open to the general public just yet. Here s what I m going to do, I m going to open it for a handful of people. A handful of real estate investors and it doesn t matter if you are brand new, have no cash, no credit, no private money, no ability to fund anything, or if you are incredibly experienced, it doesn t matter, you are going to take the Blitz Wholesaling System and apply the simplicity of what I teach and what I do in my own business on a daily basis to create scale, to produce results and follow the system. Over the last decade in my career as a real estate investor I have flipped houses in 16 different states and 24 different cities. 13 you buy and sell commodities, if you buy and sell jewelry, if you buy and sell certain things (like real estate) you can do it from anywhere in the country, all over the country once you understand the system successful wholesalers my me use to find and control the inventory and then find and sell to our buyers. ebay is a classic example, you can buy and sell things all over the place right from behind your laptop with your cell phone using just your computer well that s the same thing that you can do once you understand how to approach real estate wholesaling as it relates to Blitz Wholesaling with houses all across the country. See Blitz Wholesaling is about working your wholesaling business smarter and doing things in the right parts of the country, in the right cities that are going to produce you results rather than just getting stuck and thinking well I just need to do it in my local backyard. CHAD S STORY My student Chad was a classic example of that, he worked for several months to get his first deal under his belt in his local market which is a very highly competitive market inventory is really low; there is a lot of competition, all of the real estate wholesalers are talking about how tough it is to make money, everything seems bad but he wanted to do it in his own backyard. Now I ask you this question: do you want to do real estate investing in your own backyard or do you want to make money? That was the question that I ultimately posed to Chad because he worked for several months to get his first deal under his belt, he finally made it happen and his belief system changed as soon as he knew that it worked, he could come back to me and say ok I m actually ready to listen to you now and do it the way you said to do it. Well guess what, over the next 4 days he did another deal, in another city and made another $4,000. It took him months to do his first deal and 4 days following the Blitz Wholesaling System to do his second deal, his belief system changed. 13

14 Now I am hopeful that today I can take you over that hurdle of the belief system faster than I was able to take Chad. If you are brand new and just getting started, I want you to say ok, I want to do things smarter, I want to do things in cities that are going to present results quickly and I want to realize that if all I have to do is put a property under contract and find a cash buyer, I can do that with my laptop and a cell phone, that s what Blitz Wholesaling is all about its about working smarter not harder but it goes to the next level because if you are incredibly advanced in your real estate investing experience you are going to see the way we drill down and the way we approach our real estate investing business is very systemized, it very simple and it can be scaled across the country; the 3 words that I shared in the last video are what? DON T EVER OVERCOMPLICATE, KEEP IT SIMPLE Think about it, do you remember what they were? The 3 words that really encompass the Blitz Wholesaling System are simplicity, scale and system. You have to keep it really simple so that you can duplicate it over and over and over again to get repeatable results that make you money. Scale, you have to do it in one location and many others in the exact same way, it has to be the same thing so that the profits grow and system, it has to be a process that you follow over and over and over again, see this is where like I said my engineering brain comes in place because I look at my business and say how can I build a system, how can I build a structure that allows me to produce the results I want without killing myself and working 80 hours a week. For me, my real estate wholesaling business is a lifestyle business, I want my business to be working whether I am working or not and I want to create a structure that makes a lot of other people a lot of money, that s what the Blitz Wholesaling System is all about. So let s talk about breaking it down into its major components you get the philosophy, simplicity, scale and system. Now let s talk about the actual components of the Blitz Wholesaling System first it starts with research and research is broken into two different areas: market or city selection and second I what I call gritting down a market and figuring out exactly what is happening 14

15 inside of that market so you know exactly how to launch your Blitz Wholesaling operation in that particular city. NOT ALL CITIES ARE CREATED EQUAL Let s back up, all cities are not created equally so the first key to successful Blitz Wholesaling is picking the right city. See, in most cases, success and failure is not your fault. There are hundreds of cities, right across the country that work. So there is literally no competition that you and I are going to create with each other. The process that you need to go through, is that you need to go through and begin to see that different cities have different characteristics that are going to produce different opportunities so if you are in your local market trying to do one type of deal and that market does not offer that type of deal as something that is going to be a regular repeatable thing, you are going to beat your head against the wall forever until you just quit the business. What I want to show you how to do is to select the right market for the right strategy so that it produces results over and over and over again, that s market or city selection. I ll take you through my exact process of market and city selection. Now on the other side is creating a city grid and narrowing down that market, once you pick a city that fits the bill for the Blitz Wholesaling System then it s time to drill down into that city and pin point those exact little spots inside that city that are going to produce the best results because you can take a city and you can try to work the whole thing or you can get drilled down and very specific and hone right in on what s going to make you money and that s the difference between most real estate investors and wholesalers and people following the Blitz Wholesaling System. 15

16 ONLY DO WHAT WORKS TO GET RESULTS That s the difference between Chad when it took him months to make his first deal versus Chad when it took him 4 days to make his next deal happen; Blitz Wholesaling was all about the research and drilling in and getting it done. Second is acquisition once you understand exactly what is going on in 1 city, you can design and build your acquisition system to laser in like a knife and cut right to the heart of getting deals. The beautiful thing about the research is that it puts you in the right areas where the opportunities you already know exist. So when you launch your acquisition system it is not a question of will it work, it s a question of how quickly are you going to launch it, start putting your stuff out there and making it happen. BLITZ WHOLESALING IS FREE (ZERO BUDGET) A lot of the times people ask me the question; how much does it cost to launch a wholesaling operation? Well, get this, it doesn t cost anything because simplicity is the root of the whole Blitz Wholesaling System, you don t need fancy websites, you don t need all this technology stuff that so many people try to sell you and I just want you to step back into simplicity. If you just do the simple things and let me tell you how this all came about: I remember 10 years when I first started wholesaling, I didn t have a website. I didn t have all this fancy stuff 16

17 and guess what I still made money. I made $42,000 in my first 5 days, I got to my first $100,000 in a month, I did my first $200,000 and I didn t have a website, I didn t have all of this mobile marketing, I didn t have all this stuff. GO OLD SCHOOL TO GET FAST RESULTS I think people get so lost in trying to tie technology together with the belief that they have to have all this stuff perfect before they can make money that they never actually do the things that are going to make them money, Blitz Wholesaling is about cutting through all that crap and helping you make money and that s when we dive into the acquisitions. When it comes to acquisitions I focus in several different areas and I am going to take you through each of those in the Blitz Wholesaling System and exactly what acquisition strategies I incorporate based on my market research and what we go after. Now the next piece or the third component of the Blitz Wholesaling System is Blitz Selling because wholesaling is nothing more than finding deals and selling them to cash buyers, we only work with cash buyers. We don t deviate from that process: simplicity, scale and system. We know what works and we do only that; don t chase rabbit trails, don t jump the fence because the grass is greener. If you will follow me in the Blitz Wholesaling System, it will work, it will be repeatable and you will be able to do it. Blitz Selling is about finding cash buyers, building your cash buyers list and moving houses as quickly as possible to those cash buyers that you get a contract from a cash buyer at a higher price. sales is also about finding logo, real estate investor friendly title company that s going to work with you all across the country, how to figure those things out and build that list literally in a day, that s one of the keys to the Blitz Wholesaling System, speed, you need to be able to Blitz in and Blitz out with your deals quickly so Blitz Selling is a key component. 18 BUILD A SYSTEM THAT WORKS FOR YOU I am a firm believer that if I build this system that is greater than me, I know from 10+ years as a real estate wholesaler that I can make money doing everything myself but I also realize and I have done this many times and yet here today as I sit here before you, I know that I can make more money by sharing the wealth and building a team around me that actually helps me grow my business. So a part of the Blitz Wholesaling System is me showing you how to integrate your team; get the right people doing the right jobs for you and how to compensate them very well. Now when you start to come back here and you look at the research, acquisitions and the sales, the first 3 components, once you understand how to integrate a team into that and how and where you fit into that big picture it becomes an exciting business and it is now a business that can scale from one city to the next. Myself, personally over the next 6 months is to launch 8 new Blitz Wholesaling cities and do about 6 to 8 deals in every city, every month. ARE THERE AT LEAST 8 SUCCESSFUL WHOLESALERS For easy math let s just say that s about 50 deals a month that my real estate business is going to be doing in 8 different cities, about 6 in each city right? That s pretty big money, well here, let s think about this: if I as a real estate wholesaler could go in to and teach my system to 8 individual people in those different cities, is it reasonable to think that 8 people across the country could be successful as a real estate wholesaler? So that s what then runs back through all of the other modules and its figuring out how to put the right people in the right places, how to compensate them without killing yourself, without spending any money to compensate them, how to hire, how to find the right people; the paper work to use to put them into place.
