2 GREETINGS Hi, my name is Jon Holsten and I appreciate the time you re taking to review what I can offer as your Realtor. While you may not know me yet, it s important that you understand two things: First, I am not high pressure. A large part of my service is referral based and I am blessed that many of my past clients are now friends whom I value so much. I close roughly 60 to 70 transactions per year, which proves that success for us both is based largely on relationship, great team work and excellent service. The second thing I d like you to realize is how serious I take this calling. This is my full-time career and I m dedicated to making your experience awesome. That said, I can only do so much. That s because this process is about you and your goals. I do not make the final decisions you do. I m here to guide and advise, but in the end, I work for you. I never lose sight of that.
3 MY GOALS IN LISTING YOUR HOME Up-to-Date Market Open Communication Team Work Relax and Get Results Now that we ve laid the groundwork, should we mutually choose to work together, you can be confident in my very simple, yet critically important goals to: - Provide you with accurate up-to-date real estate market information - Market your home with great motivation and great results - Help you sell your home in the desired timeline at the best market value, or more - Provide excellent advice and guidance throughout the transaction - Facilitate open communication and pursue an unbelievably smooth experience When we work together, there are a few things with which I ll need your help: - Listen to (and trust) my advice about the current real estate market - Maintain open communication - Work with my amazing staff to prepare your home for outstanding results - Work with my team to meet deadlines and document needs - And, MOST IMPORTANT: Relax and let our fine-tuned process work for you! I am here for you every step of the way!
4 PRE:LISTING BEFORE YOU ARE ON THE MARKET HOME TOUR AND MARKET ANALYSIS I need to personally see your home early in the process. Along with the need to have a great handle on what we re marketing, it s a great chance for us to get better acquainted. After that meeting, I will do in-depth research and present you with a complete analysis of your home s market value, along with the current buying patterns in your neighborhood and surrounding areas. HOME SALE PREPARATION Once the decision to work together has been made, it s time to roll! Before we put your home on the active market, this is what we do to get your home show ready: Advise on the need for a pre-sale inspection (recommended in most cases) Provide a complimentary home staging consultation Provide complimentary floor plan measurements and a blue print diagram for marketing purposes Complimentary professional photography to be used for marketing
5 IT S OFFICIAL WE ARE OFFICIALLY ON THE MARKET! What you can expect... Communication is Key! You will hear from me regularly with status updates, and an opportunity to ask any questions you may have. We will send you the listing details of your home as soon as we go on the market and forward feedback to you from the agents who show your property. YOU HAVE A TEAM WORKING FOR YOU AND THAT S HUGE! I work with a team of professionals who ensure your home listing goes as smoothly as possible. Jacqueline Feil - Jacqueline is my personal assistant and stellar business manager. She is an experienced licensed Realtor and will be an integral part of helping us all stay on track. She is amazing with clients! Her knowledge of contracts and experience with transaction management is a great asset. You will be hearing from me regularly; however, please feel free to reach out to her at anytime ! She s got you covered whatever the need! The Escrow Hub - This group of 6 professionals assists with watching over your contract, meeting deadlines, reviewing and sending title information and sending out HOA documents and covenants (when applicable) to your chosen buyer. The Title Officer- We are happy to work with the title company of your choice. Should you choose Group Guaranteed Title, Jennifer DeVriese in my office will be our closer. She is recognized by many as one of the best in the business. Jennifer will prepare all closing documents that need to be signed and go over all paperwork with you and the buyer on the day of closing. Front Desk - Our front desk team will be here 7 days a week to facilitate showing appointments. When a realtor wants to schedule a showing of your home, you will hear from one of our great team members working the desk. The Marketing Team Our 4-member team will help maximize your home s exposure, both locally and nationally.

7 YOU RE UNDER CONTRACT! Communication is still key! You will receive a letter or from us outlining your dates and deadlines and reminding you, in detail, how the contract process will work. You will be hearing from me, Jacqueline or another member of the team at least twice a week and often-times more. SOME THINGS TO EXPECT: Jacqueline will send you an each week, letting you know what to expect for that week I will help you work through any issues that may come up during the transaction I will walk with you through the process from beginning to end with as little stress as possible As much as it depends on us we will sell your home!
8 IN CONCLUSION I m so grateful you ve taken the time to read through my proven process and ideas to help sell your home. And while I ve outlined my plan, as I stressed earlier, it is imperative to understand that YOU are in total control of this process. Your decisions trump anything written in this booklet and I will follow through with your decisions. You are truly in the driver s seat. Listing your home for sale is a huge step for you.
