1 SIGN CRITERIA CONSER CROSSING LOCATION: ZONING DISTRICT: Southeast Corner of 151 st & Conser Street MXD EFFECTIVE DATE: August 1, 2006 MAJOR TENANTS Major Tenants A, B, C and D as shown of Figure 1, Site Plan, shall be subject to the following sign requirements. TYPE OF SIGN: ILLUMINATION: SIGN LOCATION: MAXIMUM SIZE: COLOR: LETTER STYLE: DEFINITION: Each tenant shall be permitted two wall signs, no more than one per façade. Such signs shall consist of individual channel letters with a translucent plexiglass face or may be pin-mounted back lit lettering Each letter shall be internally illuminated with a neon tube or back lit in such a manner that the light source is not visible. No exposed wiring, conduits, or raceways shall be permitted. Each sign shall be located above the store/building entrances or main facades. Maximum sign area is limited to 100 sq. ft. (but not exceeding 10% of façade area). Maximum letter size is 18 inches. No more that two lines of text are permitted. The plexiglass face shall be white. The channel letter or pin mounted lettering shall be bronze, or dark bronze in color. No limitation. A major tenant either owns or leases more than 50% of the building.

2 MINOR TENANTS All tenants other than Major Tenants of buildings A, B, C and D shall be subject to the following sign requirements: TYPE OF SIGN: ILLUMINATION: SIGN LOCATION: MAXIMUM SIZE: COLOR: LETTER STYLE: Each tenant shall be permitted two wall signs. Such signs shall consist of individual letters cut out of the aluminum sign panel provided by the owner and backed with translucent plexiglass. Each letter shall be internally illuminated with fluorescent tubes located in the trough behind the sign face. No exposed wiring, conduits or raceways shall be permitted. Each sign shall be located above or near the store/building entrances or main façades. Maximum sign area is limited to 100 sq. ft. (but not exceeding 10% of façade area). Maximum letter size is 18 inches. No more that one lines of text are permitted. The plexiglass which forms the face of the letters shall be unlimited in color. The aluminum sign panel which forms the sign background may be of unlimited color. No limitation. ADDITIONAL LIMITATIONS APPLICABLE TO ALL SIGNS MONUMENT SIGN: Up to three major tenants may add letters to the 1 x 8 tenant signage so long as no logos are used and a standard font that fits the design scheme of the approved style is submitted. No additional free standing signage will be allowed at the project for either temporary or permanent usage. SIGN CONTENT: LOGOS: Sign content shall be limited to the business name as listed on the lease and company logos. Logos are permitted but are subject to the same restrictions as the letters in the sign text.
